Are you wondering where to start?

OK. I was at lowes last night and getting completely overwhelmed with all design choices. Flooring. Cabinets. Countertops. Trim. Pictures might help whoever has a chance to chime in. The kitchen cabinets stay. Most likely the fireplace stays (found out the gas insert has to be replaced to be functional...but might just tell renters it can't be used and seal it off). Tile in kitchen and entryway stays (for now). So need floor covering in family room. The wood railing...what to do. Backsplash in kitchen (used to be wall paper).

That's the upper loft area. And fireplace. We are removing the china cabinet in kitchen to get at fireplace to determine the extent of the problem. Gives us a true breakfast bar in kitchen as well

The kitchen. Cabinets stay. I will clean and polish them and change hardware. New appliances (microwave doesn't work, and oven is 30 years old). But need backsplash. Laminate countertops are cream with grey. Tile is white(ish) with grey.

From the kitchen - look directly at the chandelier and then the chandelier open to family room.
