My builder uses Houzz Pro to plan the timeline and give detailed estimates and daily updates with photos of progress, and provide invoices at pre-agreed key points in the build. This made the whole experience much more efficient and stress-free.

Is the beam a manufactured beam?

How long is the ceiling beam ... and/or what are the dimensions of this room, length in particular?

    It is a 6 3/4" x 24" x 42' long glue lam beam (31' is in the room)

    The height is 11' 9" to the top of the beam

    I am not sure of the height because the builder put storage on the sides narrowing the room from what was drawn (this was an unfinished bonus room on the plans).
