Paint or Not?

Ready to list and not sure whether to update the paint. If so, what color? Paint the brick? The house is consistent with the neighborhood but looks kind of drab and washed out to me. Lots of property on the market right now so I need to get this right. Help please!

I wouldn't . If I were selling I'd spruce up the landscaping ( hard to tell what, if anything needs to be done), declutter the interior if necessary ....

House looks nice. Please do NOT paint the brick. Hard to see colors with all of the shadows but perhaps a brighter color front door and a pot of flowering plants in the left corner of entryway -- can you post a photo of just the entryway from about midway on the path leading to it?

Agree with Restoration that painting the brick is a bad idea. A brighter front door is as far as I'd go with painting, and colorful pots will add some interest.

Lovely landscaping and potted plants on either side of the door would be the direction I would take. Having established, well tended and attractive landscaping really adds to curb appeal.

You need to clean up the landscape, it looks tattered. I would hire someone to do it professionally, add mulch, put a Japanese maple on the corner and plant pansies for color.
