No, you can take a price deduction instead. But, that is dark and gloomy looking and may have your house on the market longer than average. You don't get another chance for a first impression.

I would definitely be able to see beyond the wallpaper and make the place "my own" in my mind, but I know many potential buyers may not be able to. You have great baseboards and chair rail and I love your plantation shutters. Looks like you have great wood floors too. I would ask your realtor, but my gut tells me the room is very specific and dark...so for resale, it might get you more prospective buyers if you remove the wallpaper and paint the room a neutral color (I'm in your camp, though...I would probably love this room for it's features and could lighten it up/change it in my mind without having you do it!!!)

Is is this the only wallpapered room? If so I would look past it as a buyer because I would like your white baseboards, wood floors, and tall window. Now if this is one of several wall papered rooms I would start thinking about price deductions if I were buying it.

I would get a quote on how much it would be to restore the area to a neutrally painted room for resale. It may be worth the $ and shouldn't take too long. If the remaining rooms in your home are updated and perfect for a resale, then I still feel like it might be worth it to make your pool of potential buyers larger. If it's something you can work into the negotiation if/when you get an offer, you can make that part of the sale (having it removed and repainted - you will have the facts). I believe you will make more on your house by doing it prior to listing the home.

If you Do Go to Paint the Room i recommend on just removing the wallpaper above the chairail in which when you do remove it, you would have to do new plaster to make the wall paint very smooth, After the plaster i would just paint it with a neutral color that blends with the room something like light gray or so.

Depends upon your market. Houses in my area sell regardless of condition. Buyers redo almost everything anyway. I could see beyond the wallpaper, it wouldn't be an issue for me.
