Maybe try a little aeration? With my lithops seeds, I kept the bag (which held the plastic pots) opened for 40 minutes or so after I watered (dropped with dropper), to encourage extra moisture to evaporate. I also think it is easier to germinate in winter, when the air is much dryer (for most regions).

Some people use antifungal powders and all that stuff, but I don't bother with it.

Alyssa, you need to start out with sterile soil, too.

You also don't need a ton of soil or moisture for germination either. I use sand on sifted perlite. Others use soil mixes, partially turface fines, etc.

There is need for a bit of humidity but not a soggy mess. =)

I've had somewhat good luck (only been a month, but everyone's germinated and growing itsy-bitsy babies) by microwaving the soil for 6 minutes, moistening with boiled water, and then microwaving them together for another 3 minutes, then putting in ziploc bags, and keeping them totally sealed, NEVER opening them.
