I am in Northern Ohio and would avoid Wayne and Schumacher. I haven't heard of the others.

I can't address your specific question, but I'm looking forward to hearing more about your build. My family had a beautiful farm near Marengo and another outside Sunbury, so I'm familiar with your area.

Stay away from the first two.. Quality is get it up fast and get your money. Do a search on this forum for the other two

I would also avoid the first 2, 18 years ago(we were quite young) we built our first home and I remember looking at a Schumacher and they nickel and dimed you for every outlet etc. At that time we built a similar floor plan with a local builder. Anyway I live in North Central Ohio, and I do know my banker recommended Schlabach construction to us as someone he would use for a home. We are currently building with H & H Home builders based in Loudonville, I have nothing but great things to say about them, honest, hardworking company that builds beautiful homes. A company similar to Wayne/Schumacher methods that is based in Wooster, but builds in the Columbus area is Weaver Home building. I did not have them price our home but, had a meeting with them and I was really impressed, very nice and knowledgeable, their homes range from mid range and up, most certainly an easier process than using an architect. One of Weaver's homes was in the BIA parade of homes in Columbus, but they also have several much less expensive homes in the Wooster area that I think right now are still available to see. BTW....when our local Knox County lender asked for the name of our builder as part of the construction loan process and we told him it was Roy Schlabach, he said "That's all I need to know. You're lucky to get him. He's in high demand in this area because of the quality of his homes." If you look at homes for sale in Knox and Holmes counties, the ad will sometimes say "a Schlabach built home". I think that tells you how he is well known he is in this area for quality homes.

Thank you so much, this is the kind of referral I was looking for! Would you mind answering a few questions for me? I am originally from southern OH and the Amish there do not use electric, cell phones, etc. Silly question but did they use power tools? One builder we talked to said something about Amish builders only using chainsaws which I thought was strange as I am sure they could run power tools from generators if they do not use electric. I found a number for Schlabach Builders in Millersburg, OH so I assume it is the same one? I guess I just call the number and ask to set up a building consult? I found the below house on a Facebook post where it was for sale and says it was a Schlabach build. This is exactly what I would love to build! Thanks again!

Hi! Schlabach's Amish crews use power tools on site. They use their own generators until the electric is hooked up, then use the electric hook up at the building site. They use cell phones for their business, but no phones in their homes. When Roy first went out to look at our land, I was shocked that he used a laser level to plot out the site for our walkout basement! The Amish have nothing against electricity itself; they just are opposed to being hooked up the electric grid because their religious belief is that they must remain detached from the modern world. I think you will be surprised at how very "with it" they are in home design. Roy even had drawn out all the schematics for our electrical design. He does not have an electrician on his own crew, but he uses several electrical sub-contractors in the area to do the actual wiring.

We are currently building with Wayne Homes out of their Greensburg office. Most HORRIFIC experience ever. I wouldn't hire them to build me a dog house! We closed on our construction loan last May, didn't dig until July, and have no closing date as of yet (April 2017). I have never met more incompetent individuals in my life and can not understand how this company is even in business. You can read our review with the BBB to find out more details. I warn you, it is very long! Quick run down though..started with issues with permits. Their office never even called to submit, just looked online causing them to constantly miss forms due. took 8 weeks to dig. Day of dig, their excavator could not because lot was not properly prepared. We had our excavator meet with our field manager to make sure there was no miscommunication and the field manager was the one who approved the lot. Our construction drive, which we paid over $2500 for, had to be basically covered over. Wrong color shingles on roof. Framing awful...windows had to be ripped out months later after the house was sided, stone on, paint, trim. Every single exterior door framed incorrectly. Drywall awful. Every room in the house had to be "corrected" after the entire house was pretty much done..carpeting in, kitchen appliances in, all of the painting done (which we paid extra for to have other colors and different finish). Major amounts of drywall dust in the carpeting and all over appliances, no one covered anything. They scratched our almost $1000 cooktop because of this. They agreed to pay to have it buffed out but it looks awful so now we are fighting to have it replaced. Paint and spots of drywall mud dried up on carpeting yet they are refusing to replace it. Their workers also walked through everywhere with shoes on (during winter) and have mud, stones, dirt,etc all through it. entire kitchen ordered wrong and the info was not written into our contract correctly so we basically paid almost $20,000 for our kitchen and did not get what we paid for. Part of our kitchen was the umber finish, part antique white. All of the antique white were ordered white so they had to be reordered and incorrect again. Floors creak everywhere. We were told at our lot inspection we did not need a sump pump. Somehow we ended up with one. We had the construction manager shoot the fall again recently. He claimed we did not have enough fall. So we had 2 other people do it and there is plenty of fall. Construction Manager redid it after the findings were different. Agreed now but still won't put the natural drains in even though it was their error. The plumber ran the sump into the sewer which is basically illegal. This is just a brief summary. There is much more detail to each of these issues and lots of other issues as well! Needless to say this has been a horrible experience and we would never recommend them. We had a lawyer submit a letter with our complaints only to receive an arrogant response from their company (not even from a lawyer) which was filled with completely false information. It's pretty obvious the amount of significant errors that were made on our home if it has been over 9 months since our dig date! So much for a "guaranteed completion program"! that is a joke too...we had Lowe's lay our flooring on just the main floor. This was installed AFTER our guaranteed completion date had passed--it's obvious nothing we did caused the delays, but because of this we don't qualify. How convenient for them! We just had our inspections finally, but there are countertops that are being ripped out, a window that will not even close, a door that has yet to be fixed, and a few other things not to mention the carpeting, sump, and cooktop issues that need to be resolved. So we have no idea when we will actually close on our home and be able to move in. We will not be authorizing the final draw until our issues are resolved, though, so it may take a while. All we can say is STEER CLEAR!!!!!!
