Seeking advice on floor plan - lake is 100" off deck- please comment.

That plan is quite hard to read. I can't make out any of the dimensions or lettering. From what I can see, I suggest a bit (lot) more work is needed.

1) The sole full bath is far too cramped and awkward...especially since it is serving the entire house. I understand you wanted a separate tub and a shower stall, but you really need to borrow space else where to add to this room. As it is, there's barely room for one person to turn around, let alone for 5+ people (guessing) to store and hang towels and toiletries.

2) The smallest bedroom appears to not even have room for a dresser. I suggest adding dressers, might stands and perhaps a chair in each bedroom as that is a typical minimum for comfort. Where will people put their dirty laundry? No room for hamper in bathroom

3) I question whether 4 people want to sit lined up looking at the back of the person who is cooking. For a house this small, I suggest only one eating area is needed. The extra space can be used to correct issues in the bathroom and 1 bedroom.

4) I notice that the space allotted to half-bath and mud/laundry is ample and greater than the sole family bath. I would have put space compromises into the less-used mu/laundry and half-bath rather that the heavily used family bath. E.g. mud/laundry and HB could become one room. Not elegant but a better place to compromise IMO.

5) As to 3-season vs. 4-season porch, depends on your climate and local preferences. 4-season costs more but obviously is more useful too

6) All in all, the plan appears to need intensive rework with an eye to practicalities of storage and daily life.

We would appreciate if you would provide feedback on the design. Positives and negatives. Couple items about the property. The parking will be off to the left of the covered enterance as there is a steephill/cliff towards the south side of the building. Ideally, we would like to have the deck off to the westernly side of the building to enable a clearer view of the lake and to get more sun on the deck. The porch is planned to be a screened in 3 season room, although would appreciate comments if a 4 season would be better..

What do the elevations look like? It is impossible to properly judge a floor plan without seeing how the elevation effect the entire package

I think Houzz ate my comment so apologies if this posts again. I said if I could only choose one out of the two I would rather have a master bath versus walk in closet especially if you have lots of overnight guests using that full bath.

Is this a full time home or a weekend home? The lack of a master bath is a really big issue, especially if it is a full time home.

Your floor plan is pretty hard to read… I don't see any windows and yes the elevation is pretty important, where are the stairs going to in the middle? Is this house going to be a vacation home or a primary home? One full bathroom for a house would be a very busy bathroom. The entry way to the kitchen would be a maze, bringing in groceries would be a chore.

The entry has one large closet and there is another large closet adjacent to the powder room. No need for a very large laundry room/mudroom....wet and dirty stuff can go into the second closet or directly to the laundry. You would be better served with another bathroom. If you have four guests for a weekend or longer, you would really need more than one shower and two toilets. The master closet is very large for a lake house. I see no markings for windows in the main house area and I doubt the walls are all glass. The plan needs more work.

I'd swap the oven and pantry as the countertop space is lacking. I'd enlarge the full bathroom by taking away that large closet between the mud/laundry and the full bathroom.

Hope this doesn't post a million times! Third try. For me I would like easier access from kitchen to porch to deck. I don't know where you live but for me a bigger door to the deck would be crucial.

Is this your home or cottage? If home then I would try and make the bedrooms bigger as well as the bathroom as it is tight for sure.

I like the kitchen as is. We have a similar layout planner for our new build and I think having people at the island while you cook is totally fine and a nice conversation spot.
