Help with plans

Hi everyone. I am planing to build a house for my family by refurbishing and building out an old farmhouse. I attached a copy of the plans as of present. Any ideas or pointers would be greatly appreciated!

    An architect drew these plans?

    LOTS of things jump out at me:

    1. Do you have a maid or a cleaning service? Do you hate your maid? You have a five bedroom house, and and your master bedroom is three floors above your laundry room. You also have seven toilets.

    2. Only 2 of your five bedrooms have closets.

    3. Your split level doesn't make sense with your elevations. Your dormer windows are all in a row, all at the same level in the elevation. On the front of the house, the two in the master bedroom are a half level above the three in what looks like a teen/guest area. On the back, 3 are in the master suite and 2 are in teen/guest area. So either the master has windows at floor level or the other area has windows above their heads.

    4. Your "first floor" has 2 bedrooms, each with its own bath, a mezzanine library, and, inexplicably, a large bathroom with a tiny shower. It looks a lot like "oh, there's some extra space here that we don't know what to do with. Its a bathroom downstairs, so lets put one here, too."

    5. The door into the walk-in closet in the front bedroom of the "first floor" appears TINY (it is constrained by the chimney). The door into the bathroom adjacent to that closet is also tiny. The door into the other bathroom on the same floor is bit bigger, but still substantially smaller than other doors.

    6. I'm not sure you have enough ceiling height to support the hallway between the master bedroom and the master bath.

    7. As you lounge in your tub in your master bath, you'll have a lovely view of a ceiling a few inches above your head.

    8. You have retained the chimney (at least I assume that's a chimney?) on your first and attic floors, but there's nothing under it on the ground floor that I can see. The chimney causes layout awkwardness. Why retain it?

    9. You have a fascination with tiny showers in spaces that could easily support much more comfortable showers.

    10. Despite 7 toilets, you do not have one in the basement along with your ice bath and sauna. I'm not terribly familiar with saunas and ice baths, but wouldn't you want a toilet nearby?

    11. You have five showers (and 2 bathtubs). Yet you do not have a shower near either the gym or the sauna.

    12. Has anyone checked the structural integrity of the barn, garage, and stable areas to make sure they can support all this? It looks like a very old farmhouse...

    13. My guess, based on your home plan, would be this: you have a couple of teen kids, (and maybe a couple more who are out of the house) and you really enjoy entertaining, particularly dinner parties. Either that, or this is your country house and you expect that most of the guests you're entertaining will be spending the night. If its the latter, I'd suggest swapping the exercise room up (or down) a level and putting a bedroom or two where the exercise room is - that gives you some space to accomodate overnight guests who can't handle the stairs. Also, I hope your guests like helping - because its a long walk from the stove to the dining table.

    14. I love the idea of the front-to-back entry hallway. But I would suggest spacing your doors such that the door you see from the front entry is a double door, not a single as drawn. You have a whole row of lovely double doors - but as drawn, the area directly in line with the entry door is the largest expanse of blank wall on the back of the house.

    15. The bathroom in the 1.5 story occupies the same space as the bathroom on the first floor, which is only half-a-level below it. Pardon the pun, but I think you need to get your stories straight. :-)

    16. You have a pellet stove in the basement. Where does it vent?

    17. You'll need a pool house of some sort in your landscape design. Either that, or you need to redesign your ground floor to move one of those bathrooms to the back wall for easy access from the pool.



    This is a lovely old home with a lot of potential to it it. I'm sorry to be so negative about your plans, but if these plans were drawn by an architect, my first thought is you need to find a new architect - there are just too many issues here to make me feel like your architect can handle a job of the size and scope you are proposing.

    Complete fantasy that is really a nightmare at odds with construction reality and a less than million dollar plus budget.
