I agree that your kitchen could use a refresh. Before sharing some of my thoughts, I'd like to emphasize that updating kitchens is expensive, so assuming you haven't already purchased this home, make sure your offer leaves you room for updates.

Some thoughts on updates:

- Remove the trim above the sink. It dates the kitchen.

- Ceiling fans save a ton of money, but this one also dates the kitchen. Big box stores have many affordable modern choices nowadays. Consider replacing this one.

- I'm not personally a fan of the cabinet color and would probably repaint them, but if you like the color, adding bright brushed nickel hardware would modernize the overall look. I would probably add them in the bottom corners rather than the center of the doors as they are now.

- I agree floor is too busy. White may be a bit too bright given the warmer colors of everything else. Maybe a light tan tile? Or wood look tiles?

- The black appliances make the room darker. Perhaps swap them out for stainless or white appliances?

Depends....the thing with tiles is that they need to be laid on near perfectly flat floors, otherwise the new tiles crack over time (and replacing them is no fun). Judging by the style of this kitchen, those floors are at least a decade old, and likely several decades. The chances of that floor being perfectly flat are pretty close to zero. For this reason, I'd remove the tile before laying new tile. It's a huge nuisance, but better to do it right the first time than to lay tiles over an imperfect floor and spend the next few years replacing them one by one.
