You do not have room for the 2 stools around the corner that walkway is narrow even without stools or overhang.

Does. Not. Work. Eat in the dining room. Your home is too small to treat it like suburban acreage with 11 different spots for the same darn function.

For the love of Mike, hire a real designer here. You are going to need a professional in order to get all of the permits that this money pit will need. You desperately need someone's help who understands the structural limitations of a row house. One that has been in foreclosure is likely to need all kind of unsexy structural and systems work before you can even think about the more exciting details that you are determined to focus on. Start with the roof, foundation, plumbing, and electrical. That will determine most of what can be done after that steals all of your budget for ''improvement''.

I would skip the dining counter--definitely the four-seater version--altogether; it's just too tight of a squeeze past the one and only way into and out of the kitchen. Besides, you've already got an eat-in kitchen with there being no wall separating the dining and kitchen areas! :)

Side note: For privacy reasons, consider using a traditional hinged door for the powder room instead of the pocket.

The two seat option is the best solution if you are set on having an IEC-- it allows family and friends to sit in on conversation/keep whoever is cooking company. Having the 4 seats is to much and will create congestion.

As others have mentioned-- use the dining table for family dinners/breakfasts etc the IEC is just another option when not as many people are around, or if you are quickly eating and running. At least this is my opinion.
