on #2 we have 3 exterior doors ( the main entrance shown in plan ) + 1 door from the utility room + sliding door on the back of the dinning room

On #5 yes the WD is in the utility room

I'm partial to Plan B. However, I suggest moving the closet door in the East (top) bedroom, to the other end. This way The headboard can be on the back (East) wall and you'll still have plenty of room to move around the bed and access the closet.

You already have one bath with entrance from hall, I would just make bigger utility instead of keeping that tiny half bath.

Here your plan B with big utility and a hall dividing closets in master. Hubby gets small one of course. That way your not going thru closet to get to bath.

I like Tonias plan A but wouldn't have the utility room as a 12x12 instead make it smaller so your master closet can be bigger. Add a closet in the hallway on the end of utility room for broom/mop or even bed linens.

I do like the idea of having all the living area face the view too.

Both plans have good and bad points. Overall I like plan A. However, I do not like any plan that has no entry foyer. Can you add an entry foyer to the front of the house that will not decrease the size of the main public rooms? This will obviously add square footage to your home but well worth the increase in cost. Good luck with your project, I hope your new home will be everything you want and more!

I took the measurements from your drawing. Across the bottom from left to right: 18+6+10+20 = 54. Across the left side from bottom to top: 12+6+8 = 26. I used your measurements in an architectural program as the exterior dimensions, then I filled in with the room sizes you proposed. The rooms work out across the bottom, but your measurements listed across the top rooms add up to 64. The bedroom at the top of your plan is much smaller than what I have drawn. If you must have a bath for each bedroom you will have to rethink this plan.

There is a lot you need to consider when drawing a house plan. Where do you put a door and which way should it open. Notice in the above drawing the bedroom doors open in against a corner. Bathroom doors also should open into the bath, but that issue is confused by going through a closet first. A standard bathtub is 60" long so most baths have a 5 ft wide interior with a varying length. Keeping all plumbing areas close together keeps costs down, especially if you are doing copper pipe. Where will you put the HVAC air handler? It should have a central location, but don't put it in the attic. Basic maintenance doesn't get performed and eventually the drain will stop up and leak through the ceiling.

You are allocating a lot of room to your master suite. It is almost the same size as your entire Kitchen/Dining/living area. Even with a king best the is also of wasted space. Also you will have a very difficult kitchen layout with the utility room access on that wall.
