My builder uses Houzz Pro to plan the timeline and give detailed estimates and daily updates with photos of progress, and provide invoices at pre-agreed key points in the build. This made the whole experience much more efficient and stress-free.

Hello again!

I’m trying to achieve similar results, but can’t quite obtain the same look in terms of color/stain. Do you by any chance recall the stain/poly you have used for the PSLs?

    I too had to experiment with "everything" before figuring out how to get this effect. Here's what we ended up with: a 10:1 ratio of clear poly:black stain. The stain we used on the runners (seen in pic) was "black beauty" (Benjamin Moore 2128-10 semitransparent stain). Since we had it on-hand, we used it for the 10% "black" coloration of the clear poly. Worked like a charm!
