Ok, a couple of thoughts.

The first is that those rooms are super beautiful to look at. My kids couldn't *play* there. They could read quietly, or do a puzzle, or sit like Ladies. Maybe play a board game, although the table in the first pic is clearly meant for the toddler set. I don't think of that as Play, and it definitely doesn't need a dedicated room. Where do they build, or drive cars, or wrestle, or make a fort?? Or put on skits and shows? I say that from the perspective of someone who doesn't have a playroom though, our house is our play area. If there was only one room dedicated to Play, it would have to be much bigger for me to feel like my kids could extend their imaginations fully not to mention their bodies.

The next thing is, don't plan a playroom for a 9 year old. Grade 5 is when it all changes. Her body is getting bigger, and so are her friends. Four or five tweens are not going to fit in that space but it is so important to encourage Play at that age. Same with a den or tv room, there just isn't room for her social life in that tiny area.

Just my opinion of course but it is coming from a place of not valuing too-big spaces. And we do have a lot of children and nieces/nephews so I've had a good chance to observe kids of all ages in their native habitat
