I received feedback from 3 out of the 4 showings. First one wanted more acreage, second had 4 kids so needed bigger bedrooms, 3rd wanted a garage and basement. All things I can't do anything about. A new home for sale by owner just hit the market today with a bigger house and 1 acre lot, but they have priced it lower I suppose either because they are selling it themselves or to try for a bidding war. It's just a nail biter and now that the house is in tip top shape I have nowhere to put my nervous energy!

Four showings isn't a lot. Keep busy doing things other than worrying about the house. If it s priced well it will sell.

This is a good time to start an exercise routine, or to amp up what you are already doing!

I agree about this being a nail biter. I also agree that I need to do more sit ups, read more books, rent more movies....

I think this depends a lot on your market. Not just the market in general but the market for houses like your house. We recently sold a house far more quickly than I expected (first person to look at it before it was actually on MLS). In my subdivision houses often take a few months to sell. But, in the price range/size of my particular house there were few on the market and I expected to sell it within 2 weeks. If had gotten 4 showings in the first week that would have a sign of concern. But for the larger/more expensive houses then that might have been normal.

In the market where we are buying I was told by my agent that if a house doesn't have a contract within a week then it is overpriced. Having looked at a lot of the houses I would put that another way perhaps. That is -- if it is a newer house or an updated older house and it doesn't have a contract within a week then it is overpriced. If it is an older house that needs updating then it may not sell within a week even if the price (on paper) seems fairly reasonable. The number of people who want to do the work to update the house is lower.

But -- this market I am in is a very hot market and we were buying in a segment of the market that has low inventory. Contracts above listing price are common if the house is newer or updated.

However, your market might be different. If I was you I would talk to my agent about whether the traffic has been below the amount expected. If I had to guess just based upon what you have said, I would think you were somewhat overpriced.

After I got our house ready for the showings I went out of town ( family funeral so not really planned). When I came back two days later there where 4 offers. Maybe treat yourself to a weekend away... no funeral necessary!
