I'd recommend vinyl plank. It's 100% waterproof, can be had to look quite realistic to different hardwoods, and can be self installed. Prce seems to be $2-4 sqft for materials. Then do large area rugs as needed to warm it up.

You might also consider wood look tile. You can put a heating element beneath it to warm it if necessary. Ditto the rugs. Thinking of doing this in our basement too. You can find some decent prices on Wayfair, and of course Lowes seems to have it.

I like carpet in bedrooms for comfort. But I make do with having a rug for when I get out of bed. We like the vinyl plank and have done so in two properties and will in this one. Easy to lay (thinner planks have a little more give for floor issues than laminate in my experience) and also to clean. Some can go over heat but I would suggest rugs and you can switch them out when you change decor :-) . If you are looking for a vinyl floor we really like adura max but thinking of a newer product.
