poll:formal study/ofc vs formal dining vs first floor extra guest bed

Planning to buy a new home (around 3150 sq ft) in Austin Texas and the builder original plan has four bedrooms on second floor and one master bedroom on first floor(total 5 bed)

First Floor Original Plan:

I feel like the second-floor has too many bedrooms(4) and I want to evenly distribute the bed rooms between first floor and second floor without increasing the original bedroom count (5) by bringing a bedroom to first floor and opening up one-bedroom space on second floor into game room to get extra L shape game room space as shown in below image.

so this way, I want to have one master + extra bedroom + two baths in first floor and three bedrooms and two baths one being jack and jill on second floor. However

cons with option 1 : I don't have a formal study/office room , However my plan is to ask for doors in dining area so that i can use that space for both dining/ study.

I have another option ie, option 2. where in, I convert dining space in to a extra bed room and bath in first floor and keep study/office as it is. in that case , the plan looks like below

cons with option 2 is : I will have formal study/office and an extra bedroom and bath on first floor, however I am loosing formal dining space.

so in nutshell,

option 1: Keep formal dining and convert study to extra bedroom on first floor

option 2: Keep formal study/office and convert dining to extra bedroom on first floor

option 3: Don't make any modifications to original builder plan and go as it is

so the dilemma I am having right now is , which option should i choose to have better resale value in future. I know it's very subjective to answer this question, however I am requesting help from the forum members to share their views and thoughts.

All the inputs and thoughts are much appreciated.
