Really depends on the details. Pumps? How many drains (lavs, showers, sinks, etc). Is the pump & tank small or large? Does it include supply lines? Is it vented through the second floor? ABS, PVC or cast iron?

Even with a canister pump/etc I can't see $5500? Half bath or full + full kitchen?

You can bet that retrofitting after the home is built and cutting up the basement floor concrete to do it will cost more than 5K. And the builder knows it.

Builders upgrades are always more than market rate. That’s perfectly normal. It’s how the world works in everything to make their money. Sell the entry model at base price and the sunroof at 2K.

But all of those upgrades are generally priced less than the demolition, hassle, and additional market price rise upgrade. And they count on that to sell the upgrades. Which is why you need that 20% contingency fee, and to start the house hunt well below where you want to be pricewise.

Just make sure they will layout your bathroom and put rough-in stub-out where they needs to go.

I have 3 customers right now I did a basement design for them, they paid the builder a lot of money to install rough-in and the builder put them all together. Now you have to break up the floor again and run the pipes to appropriate locations... Now they have to pay again to do all that.

Also make sure they run a vent so all you have to do is connect the fixtures.
