IMO cat urine is always an issue no matter what the flooring is. So I would get what you love and try to maybe add more litter boxes to avoid mishaps. As for LVP it depends on the area you live whether it devalues your house.7 yrs is a long time who knows what will and won’t sell then . IMO you do what works for you now and not for some imaginary buyer down the road.

An upper middle class home (in my neck of the woods) is $1.8Mill and higher. No. I'm not kidding. A 'fixer-upper' is $900K. A 'knock-down' is $900K. An empty lot (small) is $700K. You get the idea.

For an 'upper middle class' home in a cold climate, hardwood is the best bet for future buyers. In my market, the main living space would be expected to be solid or high-end engineered hardwood or tile with in-floor radiant heat. That's part of the price tag for $1.8Mill.

If you want hardwood, then go for hardwood. Pick an option that works best for your home's aesthetics (sometimes you have to go with factory finished because it is almost impossible to reproduce the look with site finishing).

Cats are cats...they will mark if they are threatened. They will get older and will have 'accidents'. Or they get mad and they will use your shoe to lodge a 'complaint'. These things happen. The best way to deal with this is to have EXTRA flooring (I like to have enough left over to replace a small room....like 150sf or so). That is normally enough to cover any damage that will occur in the next 7 years while you get your home ready for sale.
