Back room dilemma.

Hey all,


We are severely under utilizing our rec room with a walkout to the back yard. We have a living room where we spend all our time and an additional rec room in the basement for games, tv, etc so we were thinking we could turn this back room into a nice big laundry/mud room with a small 2 piece bath. Our entrance also feels a bit cramped with the coat closet right next to the door so we thought we'd move that back here as well and just have a coat rack or a few hooks at the front door.


Essentially we want this room to have:


- ample storage for coats, boots, maybe some sports equipment

- laundry (ideally with some counter space for folding and a utility sink for messy cleanup)

- small powder room for guests

- bench/cubby area for the kids to get ready and leave their coats/boots.


Initially I thought this would be no problem for the nearly 18'x10' space, however I'm having a tough time fitting it all. I want to try to keep the path to the walkout as empty/open as possible since we use it quite a bit to go outside but that's really all this room is used for so as long as that's not impeded the rest is fair game. The rec room has a 4' crawlspace under it so plumbing/electrical wont be an issue.

Are we trying to put too much in this space? Any thoughts or suggestions for layout are much appreciated. Here's a link to an album with a few plans and photos of the space.
