The best ways to get a home to sell quickly are: declutter, depersonalize, and deep clean it. Right now the home is both empty and cluttered at the same time. Half of the home looks nearly completely moved out, but the bedrooms still have a lot of stuff in it. Either stage the home completely or remove everything.

I'd also at a minimum recommend painting that turquoise bedroom. It's a strong and bright color which will turn off a lot of buyers. I'd also suggest redoing the master bathroom paint. The grey paint is clashing with the warm tiles. A beige or warm white would look much nicer.

The home looks pretty good though. If you're not already work with a real estate agent, they'll get a good deal quick

There are a couple of spaces that make it look like storage is an issue - the desk in the closet (why?) and the towel tower in the bathroom. I'd get rid of these. Also, stage the back yard with great furniture, and maybe a fire pit area to make it look inviting. I agree with Sina that it looks a bit cold - almost too empty. Bring back some color and texture in rugs, curtains, etc.

I do not know since when you have listed it, but the listing is only 12 days old, so it is not that old.

I also notice your price is slightly higher than the price estimated by Zillow. There may be certain reasons for that, but people who look at the listing do not see it at under market.

For the rest, ask your realtor, because it really depends whom your target is. Where I live, the price would be an entry level home, so you would be fine. in other places, this would be a comfortable house for middle-class people and it would require a little bit more staging. I dont know where you are, but when we sold my in-laws' house, the realtor took care of staging and professional pictures. May be invest in better pictures, put some flowers (fresh if you still live there and can change them, fake but nice otherwise).

Agree with the post above – it looks empty & cluttered. IMO you should delete some pics (#19, 21, 30, 32, 40, 45, 47, 49, 50) – you’re showing doors or near duplicates of other pics. In general, the pics don’t seem like you’re putting your best foot forward. I think a lot of them could be cleaned-up/re-taken. For example, your exterior shows a lot of street & it looks like fall decorations are up so it feels like it’s been sitting on the market since Sept/October. Master: make the bed nicely – puff those pillows, remove certificates from the wall, move floor light & fan to a closet; The turquoise room: move the bureau so it’s not blocking a door, stick the wheely thing in a closet & the trophies in a drawer, put the toys in the toy chest, fold the comforter neatly at the foot of the bed. I’d get a few nice house plants to scatter around too. Move all storage bins/creates to the garage. Just a few ideas...

With some tweaking you can showcase your home better & hopefully attract more people. Pics can only do so much, if you're in a hurry, you may need to lower the price or consider taking it off the market until Spring. I see you already have some price-drops - it will look fresh to perspective buyers after a few months & new pics. Good luck :-)

Get professional photos. For example, use a great exterior photo to start off on the right foot. The current photo of the exterior looks like the house is sliding down the hill.

Declutter, then add $50 worth of colorful flowers and green plants to kitchen, master bathroom, and living room. Make it look fun, warm, and friendly, not deserted. Don't show photos of things like the bottom of your bathtub with an old coffee mug on the ledge.

These pictures are terrible. If your realtor took them, you might rethink who you are using unless you feel these pictures are not indicative of her other skills. Otherwise, lower the price. Adequately lowering the price is the only surefire way to move a house quickly.

Your house is cute. The photos are not at good angles to show it off. Agree with "staging" it a bit.

You’re getting good advice and I’d add that actually the yard should be staged too. Even though it’s small it should have a table and chairs or a small lounge grouping. This will deemphasize the small (useless) aspect of this ‘space’ and turn it into a positive. Not everyone wants a big yard but most want a ‘nice and/or useful’ yard.

Agree with others that the pics are terrible. Too many, lots showing hallways and narrow spaces. It looks practically abandoned except for a few signs of life in the bedrooms. A few tips:

Stage the backyard: Cut the overgrown vine in the back corner of the fence. Get an outdoor rug to place over part of the concrete. Put out some outdoor furniture that you like and will use in your new place. Put a few potted evergreen shrubs on the long side of the fence, at each post, that is directly across from the patio. It will give the illusion of a nice space that has some landscaping. Either put the goal away in the garage, or place it at the far narrow part of the yard so it looks like it is actually set up as a nice place to play sports.

Front of the house is very cluttered. Remove potted plants from base of garage and sides of the door. Especially because they read fall and we are now into winter. Plus, they make things look too busy. The pillows on the black furniture are a bit dizzying with the stone facade. Maybe use them as part of your back yard staging.

Lots of your furniture is backed into a corner - pull the sofa 6 inches from the wall, all of the bedroom furniture could use different placement to balance out the rooms.

Remove family photos and the military awards. You want people to imagine their family in the space, not yours.

Paint the two turquoise bedrooms and rearrange furniture. Remove the dresser that is blocking the closet door.

Remove desk from the room that is supposed to be a walk in closet. Organize those stuffed animals and other belongings in open bins on the shelves.

Put nice fluffy hand towels on the towel rings.

Agree with others, there is something desolate about the rooms, people consciously or not want a home that is loveable. I agree, no one wants towel storage beside a toilet, no no no. Put some of the towels on the towel bars. The dining room looks unloved, get a table runner and a pair of candlesticks, or a bowl of fresh fruit. Buy one really nice houseplant. Agree with pulling beds away from walls, they are screaming out to the buyer, there is no room in here for even a skinny bed! Agree, the main shot of the house looks like it was made with a fish eye lens. I can’t remember what was happening with the front door, maybe a nice wreath for the door or something. The gaming area is weird and intimidating And is jarring against the stuffies on the bed. I can tell you honestly, the homes I got strange vibes from, I found hard to focus on things and I honestly just wanted to get the hex out of them despite their good points.

I agree to either move out or stage properly while you are living there. The pictures do nothing to advantage That TV above the FP is never good in a room that size not nessessary either. The dated awful lighting is the first thing I see, all the rest of the advice is good. BTW price drops are never a good indication maybe what you need is a good realtor We listed our last house with one realtor who thought the best was to drop the price right away our contract ran out with no action our next realtor sold our house in 11 days for more than the original asking price .
