Any business has basically physical assets, and sales. Assets would be your mower, small equipment, trucks, trailers, any garages, property, etc. The value on the physical assets is an easy calculation. Buildings are the current real estate value. The value of your equipment would be dependent on the the purchase price, minus an allowance for age and condition.

Sales is more abstract, and in some ways depends if you can delivery your customer base to the new owner. Assuming you could transfer all of your customers to the new owner, the business would be worth about your sales plus your physical assets. Example: if you had 10 customers with a $5000 binding contact with each customer that would be valid for the next year, then their value would be about $50,000 calculated as an annuity. (It has been 50 years since I had this in college and can not remember if this component is calculated as present value or future value, but there are many books on calculation the value of a business, .)

If all of your customers are verbal contracts and they call you if an when they think you are needed then the sales component would be only a small percent of your current sales plus the physical assets. With these customers, their value in a sales would be near zero, as you have no way of guaranteeing that they will stay with the buyer.

IF you have good contracts priced around the market rate, you have desirable accounts, and you're part of the transition - 2x to 3x the monthly gross. You're selling a route, not a business. If they're not actually under contract, they're worth a handshake and a warm Pepsi.
