First time home seller.

So this is the first time we have ever sold a home. It was our first home and we are in a contingent contract with the home we will move to. We have done everything possible to try to improve our current house to sell. We repainted the dining room, kitchen cabinets, bathroom, redid the floor in the kitchen and changed light fixtures (almost every room). Our home was built in 1945 and has asbestos and our home has quite the unique layout.
We have been listed 3 days and had a private showing everyday. Tomorrow we have 2 showings and one is a buyer taking a second look after being here well over appointment time today. (Hopefully that means they are super serious! 🤞) the two appointments tomorrow are back to back which is great since we have to mobilize 5 kids during these showings.
We have gotten many compliments that the house is fantastically presented, updated and clean. Our home technically can easily go for 180K but we listed at 160 since there is asbestos and the home is older and given the unique layout. I am a doer and now that we updated all we can and I'm just keeping my home clean I'm becoming anxious. We keep getting told homes are getting snatched up quick but some homes are sitting 77days in our neighborhood. BUT they also did not have professional photography and don't seem to have updated things like we did. Thier prices are also high in my opinion. With our contingencie we cannot sit that long. 😬 Is there anything I can do while we wait to improve chances of an offer? Also, at what point do you offer incentives or cut the price?

    Keep it spotlessly clean and clutter free. And if you already haven’t done so, take out half of all your clothing, dishes, pots/pans/kitchen stuff and put into storage. Just having the Look of lots of room makes a huge difference.

    It sounds like you have a good start with showings every day. I know it is hard, but you need to be patient!

    Double check your listing information. This includes the pictures, listing descriptions and the internal listing that agents access. Make certain everything is correct. Check for errors.

    You would be surprised at how a simple error in a listing can prove to be a problem.

    Thank you all! We had two showings today and another scheduled for tomorrow. One buyer said it was too much work. 🤦 It is priced accordingly and is an older home so I'm not sure why they didn't realize it would be work. But I'm also unsure of what work exactly and I know it could be many things. 🤷 We had very positive feedback from another realtor but no offer just yet. My realtor says she is hopeful we have a buyer this week. I am hoping she is right cause I'm ready for this to be over. 😅

    It sounds like you're well prepared, but if you want more opinions/suggestions, you could add the link to your listing here.

    Luckily, most realtors make appointments in advance. Get the family to help clean up and try to stay sane :)

    No link showing do a copy and paste if you used the link button. If you did one or the other try doing the one that you did not use. Houzz is strange sometimes.

    I can see it. I can see some things that if you do not have a sale within a couple of days should be removed/rearranged and photos retaken. Why a stump next to the front of the house? The mixer should not have been left on the counter. The chairs at the table are very odd. Either put some of the ladder backed ones on both sides and put the flat topped ones at the end or remove some of the leaves in the table and store them somewhere. There are too many pictures of the kitchen. The far wall in the "rose" colored bedroom the way the light is hitting it the color looks splotchy and that bedspread needs to go as it makes the bed look unmade. Is that a chicken or bird coop in the back yard? If so and chickens are allowed take a full picture of it. Remove the wheelbarrow resting against the shed. Perhaps a picture showing the space between the house and the shed but aimed so the concrete that has cracks in it does not show. Hopefully it will be sold within a day or two and photos will not need to be redone but you could try rearranging some of the things I mentioned.

    Congratulations on becoming a first time seller! Exciting times. There are a few things that can be improved per maifleur03 post plus other items I see. I'm a Realtor and the first few things I notice are: landscaping in the front needs to be enhanced, the living room needs to be staged so that it looks welcoming and the primary bedroom has a un-made bed (rushed, unattractive). In general you have a nice home but it doesn't show well in the listing pics that I saw in your link.

    The window treatments featuring tied up drapes should be changed out for proper drapes. If you can use the current drapes by untying them so they hang the way they are supposed to hang it will help the room. Those tied up drapes are for college dorm rooms and broke students, not for adults selling their homes.

    All bedrooms need to have well made beds. I will look for pics for you to show you a style that works.

    Furniture in the living areas needs to be off the perimeter walls. Find a staging co that can work with your existing furnishings (with a little supplement). Your agent should have a contact that is local and inexpensive.

    The front landscaping can be enhanced with a little bit of color in planting pots. See a couple of pics below for simple, inexpensive ideas to warm up your front entry.

    Once you have made the changes, have the pro photographer come back out and retake the photos.

    Your biggest problem is the price. While signs are always important, buyers use Zillow and computer searches for homes. This home should be priced at $159,900. This will open up a much bigger group of buyers. It a human behavior issue. Update the price to $159,900. I know it sound crazy, but that's how people shop. Talk to your agent. They can fix this in five minutes.

    You have done a good job with removing clutter. It looks neat and clean. I am assuming that the asbestos you keeping referring to is the siding on the exterior. As long as you disclose it, I would never mention it again.

    You do need a few small changes and updated pictures. Here are some observations.

    Outside: Two pots of colorful flowers by the front door, one pot by the second front door.

    Borrow a chain saw and cut down the stump in the front bed to ground level.

    Rather than have a bunch of mismatched chairs on the patio, remove the chairs or just leave the rocking chair. Put a pitcher and cups on the kiddie picnic table.

    Remove the vines from the trees. Weed wack the backyard and fence.

    Get rid of the pictures of the air conditioning compressor. The wires hanging from the eaves make it look like an electricians nightmare. The picture of the driveway and basketball goal is a much better picture than the other two previous pictures of that side of the house.

    Inside: Get the sofa away from the windows. They are too tall and obstruct the view out front. Move the largest one to face the TV. Move the smallest to face the windows and float in the room.

    It's better to take those curtains off the window than have them tied back. All other curtains in the rest of the house should be open rather than closed.

    If you can take leaves out of the dining table, do it. Store them under a bed.

    Is that a freezer by the front door? If it is, move it to the kitchen. There is room for it in the kitchen. It has no business in the living area. Anywhere, like a friend's carport, is better than the living area.

    You did a good job. We can help you make it a great job. If you get an offer prior to making these changes, go ahead and make the changes anyway. Offers have a way of falling through. You want to get right back in there and some of these small changes will help you.

    For those that are apparently not aware those squares on the ceiling and walls in some of the rooms were probably put there when asbestos was used in that type of tile. Only way to know for certain is to have one tested. I added this to give people who might be looking at houses and see similar tile a heads up.

    Okay, I'm going to start working on feedback this week and talk to my agent about bringing us down to 159,900. I was actually discussing that with my husband the other day. We have another showing tomorrow bringing us to 7 showings but no feedback really from any to go on. :( I think these are all amazing suggestions though so we will start with what we got here!

    Perhaps it is just me but in the picture the front door looks like it needs some help. May I suggest some oil even lemon oil rubbed into it might make it look less tired. It looks like a nice wood door and unless you redo the pictures changing the color would bring up more questions than some oil. You may need to put the oil on and allow it to set for perhaps overnight then rub to create a slight glow but be careful not to put too much oil on because it could transfer to clothing if not all absorbed.

    I am not a pro, but could be a buyer if you were in another state as the price would work for me.


    Here were my reactions reading your listing :


    - First, it is in general a nice space, with what seem to be large rooms, but it could benefit from professional photographies and a staging. When we sold my MIL's house, the realtor paid for both. Not sure if this is something they do where you live, but the stager was really helpful to make the house more welcoming. I agree with most of the advice that you have received, but I had a few additional comments.


    - First, in TX, you have forced air heating butno data concerning AC? If you have AC, the listing needs to be corrected. if you dont, how does that impact your pricing?


    - You list 4 bedrooms, but I see only photos of 3. I may have missed one, but I looked several times. Generally, people think that when a photo of a room is missing, it is because of the conditions of the room.


    - What is the ceiling material? My first reaction is that the tiles contain asbestos. I may be wrong, but this will be the first reaction of many people, and they will consider changing the ceiling -- even of it is in good condition. This may be a problem, though there is little to do if this is the case. If the tiles are asbestos free, I would find a way to indicate that.


    - Finally, I have no clue of real estate prices where you live, but I would ask the realtor comps for houses in your condition and with the same equipment, not just the same surface area/number of rooms.

    One more comment: make the front door area attractive and comfortable as the Realtors and potential buyers spend more time there while opening the front door. A nice large welcome mat the with a colorful pot of flowers to the side is all you really need at the entry. A bench with cushions is nice too.

    Agree with other posters, need to tell if it has A/C. Brighten up the entry with color. Get rid of blue drapery in dining room and living room. Add pic of 4th bedroom. Home very clean, but fix the one beds comforter. Replace welcome mat.

    Would like to add that make sure your closets are not jammed full, you want a buyer to think there is plenty of room.

    Get after your realtor for feed back. It's her/his job!
