Long story short. Had water / mold damage under a window. Been two moths of slow process with ServPro to get it done.

We have stone veneer on the outside where this happened. Siding was taken off, window above re-taped, drip channels added or fixed. We had two MASSIVE hour+ long rains and have one small spot that still elevates to like 14% on a pin meter from like 11 something %. So it rises for a massive downpour but not beyond 16%.

Should note that the spot and others are dark, but not falling apart. They are not rotted out.

We can't afford to remove all the stone veneer. Before they seal up the wall should we...

A. Have them notch out that OSB area, replace the OSB and coat the outside?

B. Have them paint Kilz on the inside?

C. Do nothing.

Once that is done as far as insulation, we originally had cellulose, so now it is cellulose all the way down to the window and they want to replace with R19 batted underneath. Should we...

A. Replace with paper backed R19

B. Replace with unbacked since paper can be a food source for mold

And as far as vapor barrier should we...

A. Have them put up a plastic vapor barrier (even though there is none from the window up, just drywall and cellulose.)

B. Just the insulation since the plastic vapor barrier may trap in moisture and cause mold.
