Who designed what you have?

It doesn't look like the bathroom needs to be moved. It looks like the door to the bedroom needs to be moved so it is close to the bathroom.

If you show us the entire floorplan, you'll get better advice.

I don't see how you will get the washer/dryer into that small laundry space and whoever is using it better be very thin, since you only have 12" in front.

I think you are trying to cram many things into this layout and you seem to be using the minimum code space requirements ...

Mark, the house was designed by an architect from Michigan and the house will be constructed in Jamaica. The plan was modified to add the bunkroom as a bedroom for the guest suite.

Millworkman- bathroom #3 is for the rec room area. The idea is to separate the guest apt from the rest of the house when necessary. May use this area as an AirBnB unit.

Chispa- This is a guest suite, standing in the hallway to use the stackable washer/dryer should not be an issue.

Can the mechanical room be swapped with Bath #1? Since this is a new build and you haven't yet started construction, that would be my suggestion. And if you configure the bathrooms back-to-back, a shared wall for plumbing is an efficient way to build.

In the original plan (with bunk room label) use that layout for bathroom. Put a wall between door for bathroom 3 and bunk room. Now you have a separate unit.

Not necessary. A one bedroom apartment is small. Leave it.

Sabrina- I will need easy access to the mechanical/electrical room without going into the guest apt.

Mainenell- there is a door by bathroom #1 to separate the guest apt from the rest of the house and still have easy access to the mechanical room. The big issue is the distance of bathroom #1 to the bedroom.

Have your architect from Michigan perform the work on their design.

That was my suggestion. Your architect has more knowledge about you and the project that anyone else. They are the most qualified to help you.

Mark- This is a simple layout question, the relationship of bathroom #1 to the bedroom. The architect completed this design two years ago and is no longer on this project.

Sounds like you need to rehire the architect? Mark's right. We don't know what the site looks like, we aren't privvy to the discussions that led to this resulting plan. I think if you invested in a few more hours' work by your original architect, you'd get a much better outcome for what you're attempting to achieve.

Sabrina- seems like no one is in any mood to share any ideas to consider. Site layout has nothing to do with the bathroom placement, plumbing will go where ever it is needed. This is all about ease of access to the bathroom from the bedroom.

You have added a second and different floor plan now that takes my suggestion into consideration. Which is the correct floor plan?

Millworkman- The first drawing shows the revised guest apt. The second drawing shows the basement floor plan with the original guest apt and the bunk room layout.

Rough sketch. Talk to your architect about refining it. Although I would also look at refining it further to move the bath so that it is more convenient for someone to use from the pool so you don't have people walk all the way into the house to do so. I do think the shower in the bath was overkill. You already have one bath downstairs that is accessible for all with a shower in it.

Hi rdthomas12, assuming that you don't want to move the mechanical room and other non-guest suite spaces, I don't see a perfect solution to meet your need. However, I came up with the two options below with its pros and cons.

Option 1: the bathroom is next to the bedroom, but it is a window-less bathroom. You can use door with a glass panel or an internal window to address the light issue.

Option 2: the bathroom is somewhat closer to the bedroom, but it is not really close.

BTW, I did not see a dining area in your original design, so I did not consider it. It can be addressed in both plans if needed. Hope this helps, and good luck with your project!

People who rent a one bedroom basement apartment are happy to have a clean, safe home.

when i remeber my first apartment, i remember i walked from the bedroom, through the living room, through the (very tiny) kitchen, past the front door to the bathroom. maybe twenty steps.

it looks to me like you have a nice, comfortable rental already. what do you gain from throwing more money at it?

Bathroom is now by the bedroom and construction is progressing well.
