I'd prefer the bigger washer and dryer. But it really depends on the sq footage of the condo and location of the bathroom that guests would access. Also, what will you do with the space you gain from where the washer and dryer currently are?

Thanks for the help! The current space occupied is barely 2x2. A pantry might be nice. The condo measures about 1600 sq ft and a full size bath is directly down a hall from the front door. Almost equidistant to where the powder room is so it wouldn't necessitate going through a bedroom to get to it.

What have your neighbours done? That might give you an idea for resale. How long are you planning on living there? There's a lot to be said for remodelling for your lifestyle and quality of life.

I personally would prefer a full size / decent size laundry room with enough capacity to hold a Top Load Washer & Dryer and a some cabinet space with shelves. With that said to a homebuyer, many would prefer the extra bathroom.

A 1/2 bath i.e. powder room is not much of a resale issue as long as there is a bathroom accessible to your guests without having to go into a bedroom. A condo with 2 full baths is very salable. Adding a full size washer/dryer makes it even more marketable. I would recommend doing that remodel which will give you the full size w/d-it will add to your enjoyment of your home, and will be easy to market at resale time.

In that situation, I'd make it a laundry room. 2 baths in a 1600 sq ft residence is sufficient, and I think the laundry room would be better for resale. Plus, getting the machines out of the closet means more usable storage space = better for resale, too.

This high rise has a lot of units that are second homes for people and I think most of them would probably like a laundry room, too. It's in Houston and in Houston, esp where this is located near the Galleria, people entertain in restaurants more than they do at home. Great points, everyone! Thanks again!
