Have a room that was previously part of covered screened porch that was changed to a bathroom by previous owners, and we want to do an overhaul to this space. It is about 153 sq ft. (room is 156" x 142" and walls slant from 93" to 120" tall). I will try to convey current layout and markers:

The tallest wall is all block (part of main house) and is @ 120" tall and has a pocket door for access to master bedroom (orange marking lower left side). The remaining 3 walls are wood framed and will need to be redone and insulated, so will loose a few inches on inside as that gets done. The left wall has an outside swing 36" door to get to the outside covered screened porch; the wood framed back wall has washer/dryer hookups, a large window (52") that will be replaced, and the right side is a wood framed wall that has septic line (red dots) and some previous water lines for old sink hookup.

So, all wooden walls will be reframed and insulated, floor will get new sub flooring and tile, ceiling will remain slanted as currently, and large window will be replaced (size & placement depends on final layout ??).

We are thinking that the washer & dryer will stay where are in corner (purple X's) either stacked or side by side to leave electric and water set up as is. Dryer currently vents outside through the back wall. (*the wall on left separates the covered screened porch from the bathroom space).

The "temp wall" would be redone as a final wall, placement and height will depend on layout.

Toilet has 3 options: 1) stay as currently (outlined) , or 2) turn to face wall and enclose in its own room or 3) slide over closer to wall (and add a walk-in shower in area where toilet now sits).

*There is roughly 75 " from right outside wall to "temp wall" for toilet/shower placement *

Walk -In Shower (thinking approx. 34" x 60") options are either: 1) where toilet now is along the wooden outside wall (with toilet at #3 option), or 2) along the inside temp wall (blue line leaving toilet where is), or 3) built along wall that has window, and incorporate a taller window into showers wall area.

Vanity has few options: 1) in window area facing back wall, or 2) along right side wall (where current water lines are) or, 3) along temp wall (if shower is back by back wall area).

Been going round and round to get the best layout with minimal movement of septic line and the electric/water hookup for washer & dryer. The pocket door is in brick wall, so that is staying put but the porch access door could move along that side wall ?
