9x12 bedroom guest suite

Doing a build out of a 450 sq foot apartment for Airbnb. I can do it as a studio or as a 1 bedroom. But the bedroom will be only 9x12. Is that too small for a queen bed. No closet. Just a small wardrobe. Bed would go on the 9’ wall with the door at the foot of the bed on the 12’ wall. Is 2’ on each side of the bed adequate?

Too small. Make it 10' by 12'.

You could make it work with the bed pushed into the corner. But I think space for a nightstand on each side is important in a rental. Probably 10' better, if it can be done.

I would do it. Airbnb suites don’t need to be what we would live in regularly. Put in sliding doors or doors that fold in on themselves to leave with open at times and closed at others

I don't see it as a problem. However, the red flag for me as far as space is making room for a wardrobe. There's not enough room for a wardrobe, or any furniture except nightstands.

My bedroom is about that size, but I have a closet the entire length of the 9' wall (so, it takes up approx 2' of the 12'). I have a full size bed, but in a pinch I could have a queen. Just make sure there's room for the door to open without smacking the bed.
