Real Estate Sale Issue

last modified: 5 years ago

My realtor told me that the inspection report said the roof on my house needed replacing and to file a claim with my homeowners insurance and that I needed to sign the addendum to agree to this, which I did. My homeowners insurance, along with 3 pro roofing contractors, all said the roof was in good condition and didn't need replacement. There was an area with damage which my Insurance agreed to fix, just not to replace the entire roof. I asked for a copy if the home inspection report, and it did not say the roof needed replaced. Instead, it noted that there was what looked to be hail damage and to have a professional roofer look at it. Closing is in 1 day. The buyer wants an extension, which I said I would agree to on the condition that the roof damage be repaired and not totally replaced. My realtor said they agreed to this, but they won't put it in writing. If there is not an extension, what happens?
