Got it! i was trying to fix that I noticed right after I posted! I really want a coat closet in the area!

I’m curious about your front door. There is no real foyer, no closet. You get snow, rain. What if you cased an opening between the dining room wall and the left-hand living room wall, and add a guest closet there?

For the mudroom, try this: flip the powder so the door and sink are at the bottom. Add a small closet at the top, which creates a little tiny hall to your bedroom, which will be nice to separate you from the utility area.

btw, upstairs, one sink in that bathroom. Trust me, they will never be in there at the same time, and will need the extra drawers and counterspace more. And, instead of a corner walk-in closet, do a long reach-in closet along the wall.

No basement? Will you have enough storage for winter wear and gear, hockey gear, seasonal decor, luggage, etc? Family files and paperwork?

It would have been nice to offset the garage a few feet to the right to allow you to have a window in the mudroom. Does the staircase have a window? Hopefully you do and will get some light from that reaching the mudroom.

I would not want to go through the powder room to get to the laundry.

Right now if someone comes through the door into the mudroom they will be smacking the person sitting on the bench putting their shoes on!

There is a window in the stairway….this will be the darkest part of the house for sure. Yes the bench or door swing needs to change.

Consider this concept meant to generate ideas. If you live here in Michigan, do not have your main entry directly into the living room. Create an air-lock where you would enter a small room with a closet, then enter the living room from there. Get rid of the barn doors. The less glass you have in a shower the less glass you have to clean every day.

Thank you! We will really never use the front door or very seldom….we have gone back and forth with adding a foyer area. We are close to starting so I we really want to get the last minor tweaks figured out.

If you do not use the front door eliminate it.

Also someone asked about a basement I didn’t post that with my original questions, but there will be a full walk out basement at this point in time it will be unfinished with a spot plumbed for a future bathroom and it will be set up to finish a bedroom/living space down the road.

This looks like a plan designed to fit within a rectangle. Are you constrained to that shape, or by lot size, setbacks or topography?

It seems to have underutilized space inside the front doors, and in front of the stairs.

I guess you considered finishing the basement and not doing the 2nd floor?

With the house facing south, and views to the north, could you rotate the great room 90 degrees so it's more open to the south?

The front porch looks too narrow to use for entertaining, so maybe it's there for looks? I would want to maximize sunlight coming from the south.

Mark posted the same sketch two months ago -- did you not like his idea?

Your front elevation seems to just reflect the floor plan with little thought given to making it look better. Three years ago you posted "Help my house looks like a big box", referring to your house at the time. Except for the gable over the garage, this new one is not that much different.

Thanks! We aren’t actually limited to a rectangle, but do like to keep it simple and costs down as much as possible. Yes, there is wasted space and I considered doing a pocket office and moving the door down to make more of a foyer. Also as far as the master bedroom we decided on the reach in closet so that we could have a bigger bedroom. The porch is 6ft wide and ground level we didn’t want to go wider so as to not limit light more we will sit occasionally, but it won’t be to entertain. We do have a fairly decent slope on the land so the back will be 3 stories. We plan on a big patio off the basement and are considering a deck off the back. One of the things we hate about our current house is the narrow entrance off the garage so we are ok with the wasted space so we have room to move as we are coming and going!
