2nd floor of bedrooms. Do guests sit in the sitting room [can they use a bathroom downstairs]?

Can you turn the sitting room into a bedroom and then rearrange the other bedrooms and closets into a bedroom and bathroom?

Do you need all three bedrooms?

Can you make the sitting room the master bathroom?

Of maybe something along these lines?

Create a primary suite incorporating a bath and sitting room.

About the above layout, without an exact floor plan indicating the load bearing walls and window location, the above design concept is just a suggestion. It can be tweaked to fit. The bed is indicated as a king size, but if it's scaled down to a queen, you may be able to fit a walk-in closet. Personally, I don't care for a walk-in unless it's as big as a second bedroom. But that's me. You could add two closets for sweaters, shoes, etc. on either side of the entrance to the sitting room also.

everdebz - I wasn;t clear, I meant for when we have overnight guests. We have a powder room downstairs :)

We do need all three bedrooms. But your excellent ideas made me think that one option could be to move the Master into Bedroom 2 (and potentially move the wall for a bigger master) and make the sitting room into a bathroom and wardrobe area. If the Master becomes Bedroom 2 then I think having the bathroom attached and also have an entrance from the landing will be ok (ie combine the two current bathrooms) and the guests can share that bathroom with the kids (guests are usually family members anyway..).

Bedroom 3 is tiny, but we need it for either a kids room or an office...

Scout, thanks so much! i always approach design as if it’s for me with the client’s style and requirements in mind. This might work even if it tightens up. I’m more concerned abiut the actual window placement.

DC Reno, I would be happy to revise the plan if you send over all the measurements of the entire floor indicating the window placement. First, take overall dimensions then go around the room measuring everything. Since you are probably not moving window locations, measure to the the mouldings not the opening.

so I am coming back (finally!) with the detailed measurements - hope it's readable. I wasn't able to do it before as the house was rented out and we just got it back. I have a contractor lined up and again would love inputs on a new layout! In summary:

- we'd like to transform the current layout so we can go from two small/tiny bathroom to two larger ones

- if we could add some more closet space too that would be ideal

- the sitting room is not really used for much now (combo a messy playroom and sometimes used for a guest) so thinking that could be transformed to a bathroom and some closet space potentially

- We need to retain 3 bedrooms
