Bathroom Layout Help !

last modified: 4 years ago

Hi All -

Edit : Added more specs to the layout -

See relevant section of a new bathroom addition below :

The vanity is 40 inches - everything else is mostly to scale.

I have a question -

Question 1. I am trying to determine if I should swap the Vanity and the Toilet in the bathroom.

Background

We decided to move our laundry room in the 5th bedroom in the house and create an extra bathroom in the same bedroom so my parents can get a private bathroom.

Question 2 : We lost 40% of the fifth bedroom (no one uses it because its above the garage and relatively cold) and gained a full bath, second floor laundry and converted the laundry room in the first level to a full blown pantry) - Did we do the right thing ?

Please help !!

Your drawing needs to be to scale and needs to show bedroom (and possibly other rooms) in order to get the feedback you are seeking. But at first glance...How are you going to squeeze between toilet and vanity to get to the shower? and washer next to sink makes plumbing lines shorter.

Good question. May need to reduce the size of the vanity then.
Which is why I think swapping the makes sense.
The door from my parents room is sliding (24 inch) (the smaller door) and the other one is a regular 32 inch door.

I didn’t understand “the washer next to sink” comment.

Aah I get it - yes that makes sense. The washer dryer are swappable.

Can you add measurements to your drawing? its hard to weigh in without knowing how many feet/inches you have to work with. Can the toilet fit next to the vanity?

How old are your parents? Two flags go up here...1) Depending on their age, and mobility, a 24-inch door is entirely too narrow to navigate in the event they need a walker and the bathroom does not have enough room to turn around with one. 2) You mention that this is a cold room above a garage. Are you including additional heat source(s) and/or ducting and insulation for their comfort level?

You say your drawings are to scale. But you show no dimension except the "40" for shower. If actually to scale, then these questions are critical to your plan:

    - What size sink are you trying to put in the laundry room? Washers and dryers are typically about 27 inches wide. The space you indicate for the sink is less than half as wide. Not only will the sink be so small to provide any useful purpose, but you will never be able to stand in front of it to use it.

    - Is that a wall in front of the washer & dryer? If so, at half the width of the appliances as shown, it is too close to be able to actually access them.

    - Is there a door to the laundry room?

All great points - I will fix diagram tomorrow.

    1. I think I can upgrade to a 28 inch door. The reason I am being stingy on the door is because I have to break their closet into two to create the door....

    2. We are adding more insulation. Their bedroom is not above the garage and the bathroom is not as well - half of that 5th bedroom is over the garage...so they should be ok.

    3. We don't care about laundry sink size - we'll put a medium size sink - we don't use it much.

    4. I may put a door or shutter to cover the washer dryer so the remaining bedroom can still look ok

Is this bathroom only use by your parents? If so, one door for the bathroom is enough.

You are questioning if you should switch the vanity and the toilet. If you place the vanity on the wall where there is a sliding door, you won't be able to mount mirror and electrical on that wall since the door will slide on that wall.

Could you steal 6-10" from the laundry room and move the toilet on the same wall as the vanity? You would get more space to walk towards the shower:

Yes, but I think another door from the guest bedroom (that no one uses) increases it’s appeal, no ? I

What are the orange bars at bottom of the drawing? windows?

What is the space between parents bedroom and shower (where the numbers 16 & 64 are)?

Where is the entry door to the parents bedroom?

Are the walls for the bathroom already constructed with plumbing and electrical run?

Orange bars are full sized windows. The bathroom window will be turned into a much smaller shower window. Remember this is the front of the house. Parents have same big sized windows in their room.
That space 16/64 up front is the slope of the roof——so it’s lost upfront but on the backend turns into the closet for parents, as the slope ends.

Let me take some pictures of the entryway and the closet that will be broken to make room for the door.

    Walls are not up yet.

You can see in these pics where the pipes are run for laundry, sink, bathroom sink, toilet etc

The photos are helpful for understanding the space. Your drawing did not identify front of house or exterior walls to clarify your situation.

Where are the vents for plumbing?

Can you tell us where the stairs are?
