My clothes are 80% hung and 20% folded. Everyone is different. I guess if you wanted to keep all future tenants happy, you could do 50% hung and 50% folded. They can always put items like purses or other items on the shelves.

I think it depends on how much room there is for furniture in the bedroom. If there's only room for a bed and nightstands, I'd add some drawers in the closet to act as a dresser. But if the room is big enough to hold a dresser, I'd opt for more hanging space and shelves. They can always add bins/baskets to organize as they see fit.

Thats a great point about tenants busting drawers. I guess they could always just buy bins for more organization.

Shelves are the most practical for a variety of people, since you don't know who the tenants will be -- if they don't like seeing their clothes on shelves, they can buy their own boxes or bins to fit on the shelves. Other people prefer to see their folded sweaters and t-shirts "in the open" once they open the closet door.

I agree shelves and then the tenants can find their own organizers for what they have .
