I like having separate washing baskets based on the clothing and way it will be washed so I need enough for 5 basketbaskets beneath the benchtopsbenchtopsbenchtopsbenchtop.

Pick a poison. FIVE wash baskets? How many people live here? What needs five different cycles. ? The laundry size is overkill.

Here are some tweaks to get the 5 baskets. change the 2 flanking cupboards into counters with space under for the baskets. 5 laundry baskets in pink. cupboard at end of new hall. new pocket door into laundry, laundry sink scooted closer with room for one basket next to it under counter. New flanking counters on opposite wall have room for two baskets each... done.

The designated mud is half the size of the family room, which is closed off from the kitchen.

As stated - that bathroom - that far - from a bedroom is bad planning. No one should have to travel that far to use the bathroom.

Currently there is no bathroom downstairs, just a toilet. The bedroom downstairs is just a guest bedroom which will be used seasonally and in most cases will be a study. There are currently 3 bedrooms upstairs with a 4th bedroom being added, so we'll have 5.

Yes the room with the fireplace has been intentionally closed off, it will be a quiet sitting room with a piano. The second living room that is connected to the kitchen and part of the open floorplan will be used more frequently.

That huge family room with fireplace is to be used for more solitude and the small living room is to be used when all are together.

I'd add a bathroom to the guest room and make that first floor bathroom - just a powder room.

With regards to the bedroom your proposal is what the house currently has but the bedroom is too small and more of a study. So we've decided to create more space in the room by removing the current powder room.

We will be entering the house from the garage, through the mudroom so all the mess is left behind before coming into the house. The shower downstairs means that showers can be had downstairs before coming into the house and bringing mud in - very handy for my husband's line of work and even kids swimming/sport lessons etc.

The family room isn't as big as you think when you put a piano in there.
