You are a bit ahead of yourself, OTHER than to get a professional landscape/hardscape designer on board at the start of the build.

Set backs,,,, the look of the home, the climate, all considered. Along with run off and all other aspects. You don't need or want a crowd sourcing here.....especially not with nary a footer in the ground.

I would strongly consider using a landscape designer. I have one in Raleigh that costs about $350 for a basic plan. It would be better to find someone local and that may be challenging but worth a shot. Mine (and I suspect most) are great at avoiding invasives and focusing on natives. I suspect that someone would need to visit the site to really give the best recommendations.

I found that with the sandy soils, even natives need some irrigation to get established. Even planting in the fall, it is hard to keep things alive.

Interesting how the lot is so cleared. Any idea why? Is the sea wall staying or did someone clear in anticipation of changing that? It doesn't look to be in great condition but hard to tell.

I had a small area and I just had a local lanscaper draw up something and plant it. I was being very cheap. The most expensive plant were some shorter palms and they died after about 5 years. The back row of plants overtook the front row in most areas. In short, I got what I paid for but it isn't an eye sore.

I am sure you know but it matters a lot - are you wanting a lawn and are you willing to irrigate long term?

The cart is way to forward of the horse . First build the house then landscape it . I agree a landscape designer would be ahuge help . So my advice wait until the new home is designed and the foundation poured then hire the landscape designer so that the plan can be started .

Thank you for your feedback Dig Doug's Designs. I like how vibrant it looks. I will get busy identifying the plant material. My guess is that irrigation is going to be required. Have you heard of using lemongrass on this type of environment?

The plants shown are: clethra, dwarf spreading American holly, dwarf Tiger's Eye sumac, wax myrtle, Sarah Van Fleet rose & Carolina cherry laurel. Once established these plants should not need an irrigation system.

I'm not sure if lemon grass is hardy in North Carolina.
