I need a great paint colr for this sad rental. nieghbors colors are red brick on one side and a dark tan on the other side.

IMO the yard is more sad than the house and I need to see a better pic from close up to see the siding. I have never cared about the neighbors house color and is this a rental you rent out or that you live in ? Is that painted brick ? If so that was the first mistake so now you are stuck with apint ing it again. IMO paint the garge door and the shutters ( they are all wrong BTW) the same color and do some yard work

A clean off-white tending toward beige for the walls plus a milk chocolate brown paint on the shutters would be good. The porch pillar should be off white, not black. Dig up and reset the lamp post so it is straight. Two quick coats of black enamel spray paint on the lamp post will make it look much better. You can touch up the exterior house lights, too with the same black paint.

I am the landlord and just purchased. it is painted brick unfortunatly. can i leave the body white and just paint door, shutters and garage? if so what colors do you suggest?

Yes you can and almost any color you like will work The blue is pretty not what I would do for a rental but what colors do you like that is what you should do. A darker color probably better .

You can load your photo to one of the sites(BM or SW) and play around with colors.

What makes it look sad is the flaking paint on the garage, the dirt patches in the lawn, and the kind of boring shutters. I'd paint the shutters blue, paint the garage door to match the brick, and put a groundcover under the tree.

It looks like the heavy old garage door may not be closing properly. A new garage door with opener would be a good idea.

IME, renters are rarely interested in maintaining the landscaping at the same level as owners. Simple, easy care is best.

Unless this is a high end rental, I’d just choose a basic garage door and paint it the same as the body. You don’t need it to stand out. I don’t think the shutters are an asset (too small for the windows), but there maybe outlines around them, so you may want to keep them. I’d clean everything up, paint the trim. If you repaint the shutters, blue would look nice. If you leave them black, I think a bright yellow or marigold would be a nice touch. If you’re keeping the storm door it will cover the door and you won’t see it anyway.

You don’t want too much landscaping to have to worry about at a rental, so keep it simple but it does need something. Maybe one of the mock-up artists will come by and give you some ideas. If you have something with a little height it will help fill in the expanse of walls between windows.

In general, you don’t want to overspend on it, or it’s harder to break even. You do want to it appear inviting, though. How’s the roof? Was it inspected recently?
