In the Greater Toronto Area (GTA), I obtained the best price from my regular home insurer, Desjardins. Independent insurance brokers I contacted were twice that price and more.

Still, the Desjardins price was three times the amount for a homeowner policy. BTW, years ago, builder's insurance carried only a slight premium vs. homeowner policies. Credit vandalism, theft and suspected sub-division arson by disgruntled buyers.

If in the US I got my policy from Liberty Mutual, after 2 years they wouldn’t extend it, so my insurance broker got us into a policy with Plymouth Rock Assurance that will turn to a regular policy

I checked with local Liberty Mutual in California and they do not offer builder risk.

I had builders risk policy in CA from US Assure. Similar to KM, they would not renew after two years.

Your best bet is to approach a local insurance agent, they were so helpful in my case. Local is really key. The guy I contracted lives about 2 miles from the home I am building, before I could even respond to him he drove down to look at my property and current build status.
