Depends upon your location i suppose. Lots of ”LVP” flooring in houses where I live ( Coastal So Cal ) , all multi-million $ homes, mostly for the practical aspect. I’ve had site finished hardwood, engineered wood & now ( installed by previous owner ) LVP. i liked all three, but I’m not a purist about such things.

Why are you concerned about decreased house value? Are you planning to move in the near future? Most buyers, IM experience often replace flooring anyway, I would have in my present home ( prefer a different color ) but didn’t because it was brand new.

We live in Alberta, Canada and own a big dog so vinyl plank makes a lot of sense. I wasn’t sure if the vinyl would decreased home values as opposed to hardwood or engineered. I just don’t know much about the product but seems very practical. As to moving - this might be our forever home or we might have to move one more time so I am always concerned about maintaining home value with any renovation.

@Shari …. We have little grandchildren and their friends that bring in, no matter what, even though we have an outdoor shower, sand and water from the beach & harbor. I’ve yet to see any ill effects from all of that. They’re very forgiving from what I’ve experienced.

Btw, my son has LVP flooring ( sorry, don’t know the brand ) that’s literally indistinguishable from wood. I know, many will disagree but it looks great to me.

Lvp has a repeating picture of wood. That can be noticeable. Some suppliers hide that with a range of different tones. That can make the planks look stripey and less like the real thing. You have to look for that by ordering a whole box to make sure you get the look you'll be happy with. A small sample won't tell you enough. Lvp has a layer of clear vinyl of 12-40mil thickness , 40mil is 1 millimeter, under the same urethane topcoat on engineered wood flooring. Except for the engineered wood with a maintainable matte hard wax/oil finish. That clear layer of vinyl hides the scratches on lvp. Modin Signature by Flooret has a longer image for less repeat look. It has a 40mil wear layer.

For engineered, you could look at European Oak from many sources. The top hardwood layer can be 0.6 to 2, 4 or 6mim thick. The layer below is important to lessen denting.

Forever home - go with engineered hardwood flooring. Have it glued with moisture barrier trowel and nailed/stapled. Water will not get under the floor to cause any issues.
