2 sinks in 8x8 bathroom?

We are hoping to convert an open 12x24 family room into a master bedroom / bathroom / closet. There is a sliding door and the access door right in the middle of the room forcing us to put the bath/closet on one side and sleeping area on the other side. That allocates about 8'x12' for the bath/closet. (I've attached my initial idea).



The problem: how to get 2 sinks, a decent sized standing shower (42x42?) and a closet in an 8x12 space. We need the shower door, entry door, and closet openings at least 30" wide.

If the wish list is impossible, we'll have to knock down a wall and steal space from an adjoining office, which is costly. I'm open to all ideas!

    IMO change the sliding door to some other type if you need that to go outside, where exactly does it lead? IMO the bedroom a size that holds the bed and night tables is okay but I like a big walk in claset and I do not want to go through the bathroom to get to the closet. Where is this space in realtin to the whole house? I need a whole house layout to scale and this space you are working with needs to show where other windows are and all th measurments clearly marked of both to scale plans Post tis all in comments DO NOT start another post .I have been married for more than 60yrs and havenever had 2 sinks in a bathroom. I still do not want them now either .

    I personally like one sink off to the side. After I brush my teeth, I don’t really need water, so I like my counter space for laying out make up

    I might consider making the right wall into closets, allowing more room in the bathroom. Your currently drawn bathroom probably only has room for one person at a time, may as well have only one sink.

    Patricia, here is the existing floor plan (measurements are pretty close but not exact). This is a duplex connected on garage side. The family room is a wonky addition, put on by a previous owner. You must go through a bedroom (now the office) to get there. It also takes the house footprint almost to the property line in back where there is a nice view since we're on a hill. The family/sunroom is vaulted so the new slider was planned to be centered at the peak. We have to redo the stucco anyway so now is the time to change doors and windows. We need to fit our CalKing bed (6' wide x 7' long) so we thought the door on the right had to go, as well as the slider on the left to accommodate the bathroom. That leaves the new sliding door to access both patio and yard. Would love to hear your thoughts!

    PS- we've had 2 sinks for decades and we'd prefer not to have to share again although it might be unavoidable.

    Jenny, I also tried closet on the right but sadly the CalKing bed didn't fit on the remaining walls very well.

    I wasn't sure if there was a reason the sleeping area was on the left or right, or if you felt the the bed should be under the peak of the ceiling. Did you want to see the patio?

    In any case, you should not have to go through the bathroom to get to the closet. The shower should be luxurious since you are starting from scratch 42 x 60 with a 60" vanity for two sinks.

    The windows over the bed are clearstory windows. The slider is in the position of the original plan.

    I have an issue with the bathroom not having a buffer between the sleeping area and the toilet position which is why I feel the closets should be in that location.

    Let me know if I'm completely off the mark. Would love to see pics of the existing space.

    Denise, wow I'm mindblown! Thank you! I was mentally stuck centering the slider exactly in the middle. But there's no reason it must be perfectly centered in the room as you've designed it. I will 180 flip your design, only because plumbing is closest to sewer line on the left. But I'm thrilled with this layout and it will work!!

    My pleasure, Rosy! When you flip it, you might want to keep the sliders to the patio if the dimensions work. That was just a narrow console on the side of the vanity.

    I'm going to have to look at it tomorrow for the entrance door location from the office, to see if it fits.

    Your idea works. putting in a bathroom is a lot of work. Just add on moving the patio doors to the project. you may even want to switch to a single door or French doors.

    Sometimes, we get caught up in what is already here. I have been known to match the bedding to the existing curtains and have to remind myself that I could change the curtains!

    Remind yourself and explore the possibility of moving the doors.

    Do they still sell double wide sinks with 2 faucets and one drain?

    It may not be the option you want, but it is something to consider and you might end up with more counter space, IDK. You could have 2 mirrors or one big shared one.

    With wall space at a premium, recommend a single full light door. Not sure why you need a slider.

    5' is really not wide enough for 2 sinks. You will definitely be better off with a single sink and extra storage.

    Will you be making the office smaller and adding a "hallway"? You should. No one wants to walk through an office to get to a bedroom.

    How is it that the two small bedrooms have no windows?

    kelli_ga Funny you mention that! I just saw one on FB Marketplace and thought it was a great solution -- like something you see in a restaurant but on a smaller scale.: 1 wide bowl, 1 drain, and 2 faucet sets.

    cpartist This was a room addition put in by a previous owner. Agree its very weird to walk through a "bedroom" to get to the addition. It can't legally be a bedroom now with no windows so it's an office. If we don't steal footage from office for the new bathroom, I thought about closing it off to make a hall. But sq footage is at a premium so a hall is a bit of wasted space when it's just my husband and I living there. The bedroom on the rigtht does have a window (sorry if that was confusing).

    Denise Marchand I don't have experience reading floorplans. What is the long narrow thing under the window(s) in the bathroom?

    That piece under the window is a narrow (10" deep) console or cabinet to match the vanity. That depth is perfect for toilet paper and extra hand creams, shampoos, etc. Not necessary, but I have all kinds of products to hide. Also 10" is a perfect depth for a box of tissues.

    With the office being a pass thru area from the garage, I don't see the need to have a hallway to the Primary Bedroom.

    I put windows all over for the maximum natural light. Of course you may feel it's not necessary or plan to adjust or close up the existing window locations. Make sure you get what you want ultimately. Contractors have a way of making it easy for themselves (I don't blame them) and talk you out of some details. This is a big renovation, so stick to your guns to get what you want. I've been designing in NYC and the NY area and now in LA for many, many, (did I say - many?! ha) years. You must go into a project with everything and every detail worked out and approved, before the contractor gives you a quote. Changes = Upgrades = It always adds more money.

    Denise Marchand Your ideas have been a huge blessing and I needed that reminder to pursue what we want. I have a bad habit of putting cost first and dealing with regrets later. Your design also gives us a chance to add a door from the bathroom to the patio, where a hot tub will reside. That door is something we didn't think we could work into the plan so again, THANK YOU!

    Also how can I find you (company website? FB?). I would love to discuss procuring an authentic floorplan with accurate measurements that I can hand to my GC.

    I love the idea that you can access the hot tub directly from the bathroom! What a treat.
