pedestal sink or sink cabinet?

I am ready to replace my pedestal sink and faucet fixture in the downstairs half bath. There is enough room for a small sink cabinet with drawers. That could be useful when my elderly Mom visits to minimize the need to go upstairs for grooming. But, will a cabinet look too crowded or out if place? I don't want to detract from the sellability of my home.

For sure replace the pedestal sink. I think a deep green painted cabinet would be beautiful with your floors and wall color. Then you have the opportunity to take down the over the toilet cabinet and replace it with a colorful piece of art. And I think nickel metals and framed mirror would be lovely with your taupe-ish floors and colors.

a vanity the width of the mirror shown would fit. everybody loves storage, keep it in the style of the other cabinet over the toilet.

A multi-drawer vanity will be an improvement in your bathroom and in your Mom’s life. Win win! I’d probably remove the over the toilet cabinet as it may look too busy with a vanity. Choose the right vanity and you’ll have enough storage. At any rate, a powder room would never stop me from buying a home.

Having a cabinet or pedestal sink will have no effect on resale. Given your mother’s situation, convenience and practicality is important and buyers will appreciate as well. A style with drawers will be practical, but measure the wall to see how large vanity can be.

I’d take the opportunity to make small updates: new mirror, lighting and towel holder lower and next to sink.

Get your new vanity and then select a mirrored medicine cabinet that goes all the way across the width of the wall

Or you could do something like this but less modern.

A sink in a cabinet will look just fine and sounds like it will add functionality for you. Future home owners may also appreciate the functionality. Neither option seems like it would impact resale.

In a small bathroom, I would replace a pedestal sink with a floating vanity with drawers. It will make the room look more open than a closed vanity with a cabinet. If you get one with really good functioning drawer space, it can hold more and be more functional than a cabinet with doors. It is also easier for someone older to just have to reach into a top drawer than to bend all the way down into a cabinet with shelves.

Smart that you are thinking about resale. In this instance, I don't think it would be impacted. I'd get a white piece so it will match your toilet, cabinet, mirrors. Fresh and clean look.

I'd recommend doing a vanity with storage but doing shelves or something more open above the toilet. In a small space a cabinet above the toilet can appear heavy.
