kitchen layout help!

I have a unique layout to the kitchen. The entry to the kitchen is via a pantry that is 9 fr long. The kitchen itself is 13 feet in length. We are also doing a ten foot extension on the end of the kitchen which right now is just some flex space. We are Struggling on how to design this layout with the flex space on the end, as it is not flush with the rest of the house. Because of setback requirements via zoning in our city, the setback is 1.5 feet. Any ideas to make this space more functional than it is right now, including the space in the family room?

show the entire first floor of the home. what is the rationale for the flex space addition? I dont mind the walk thru pantry to the kitchen but I'd place the bath pocket door as far away from the toilet as possible......nudge it to the sink side . too bad the bath entry cant be opposite the down staircase but I dont think that will work. Do you have a home office/library? i might place the sliding patio door in a lower position of the 18 foot wall and construct an office at the top portion of the flex space......its really a core thing w changes in how people work and use their time at home. Use the small dinette// bistro table in lower spot but consider eliminating seating at the island and then use a wider aisle than 36 inches. Other things about the kitchen... use a smaller sink/ place the larger counter section between fridge and range...so move range over. Explain more about the property/ your family situation /and what you are trying to achieve. .

seems like the whole orientation of the space could be altered...current dining room becomes flex space w a small office or something inserted there..... and dining zone and living zone become joined into bigger area once you do the 10 foot addition.

home offices shown....you could insert where dining table is now or use part of flex space if thats happening for certain.

I would definitely nix the counter seating. do you really need stools plus dining room plus nook area all within sight lines of eachother? island seating is making everything too tight - your 3’ aisles are much too narrow and 42” is too narrow for walkway plus stools. adding that 6” will make the cooking aisle tolerable (i’d prefer 48”!).

i’m also confused on the flex space addition - seems like an expensive plan without a clear purpose?

Addition space meant to be used as play space for kids, toys etc, work from home station, etc.

Just want to know how to configure kitchen around it to maximize space

I agree we do not require all that seating and was planning to eliminate the island seating.

You need to show the entire existing condition. Your ten feet isn't gaining you much, and in small spaces, coffee stations are no.

You do not need both breakfast area, AND dining with bench.

Home owners would spend most of their time in the kitchen area / family room.

They would utilize the front formal living room as an entertainment space, bar area/ music room for their vinyl collection.

Dining room self explanatory and then the rest of the living space is family kitchen

its not exactly accurate that the only way to the kitchen is thru the pantry...you have two walkways from front of property to kitchen......1. pantry walkway 2. around and alongside dining set up. I personally would rather see a front bedroom where you have small living room .....then pantry zone becomes a full bath [some of it left for a small kitchen pantry from that side ] ..then family space w 10 foot addition becomes larger w dining inculded using a table that is flexible for extension . Utilize furniture placement for child play area somewhere with a closet/ armoire to contain toys . children grow out of toy phase rather quickly. the undefined space would be where dining room is now .....that could be a den for the vinyl playing... being adjacent to both a front bedroom and bigger living zone at back would add value. For the cost and trouble of 10 foot of addition construction, I would get a bedroom and make the bath a full bath...then you have an age in place residence which will be greater value. Its nice you can add 10 feet and not have the purpose all that specefic , but Id be very strict about what all this space provides me to make the project valuable.
