How many bedrooms? Where is the half bath? It would be hard to give up a 2nd toilet, but might depend on configuration.

3 bedrooms. The 1/2 bath is a walk thru between kitchen and primary bedroom.

We think a one-bath would be a great idea because it would open things up and allow for a nicer floorplan for the one bathroom. Add some beautiful design factors and you've got a pretty cool space to show off to guests who use it. However, it's hard to give up a whole other bathroom to add on your listing when trying to sell, so both are great options!

You could possibly do a Jack and Jill type arrangement with a shared shower between two "powder room" areas. It's impossible to know without a layoutwhat would actually physically work.

Post your layout and general location, and tell us how well the house fits into the surrounding neighborhood. The best "value" for any remodel is sameness to the neighborhood. Neither over or under improving.
