    I ahve no idea what happened I see alot of water damge that I do not think the tenant cuased so IMO the new shower wall is the start of a much better use of space but you need to fix the leak issues first . There is no way i would rent that mold issue in the making . So show us the new ceiling and wall and then see if we can help since I have no idea what you want from us. Post the new pics here in a comment DO NOT start another post.

    Did you give him permission to make these changes? If not, hold his security deposit. If you did give him permission, did you have anything in writing?


    Either way, it's going to have to get fixed before the next tenant moves in, so I'd hire a real contractor to do the work.

    Presumably you had a lease that covered this stuff. Presumably, you discussed with the tenant what was okay or not. So, look at your lease. If you hoped the tenant would fix a mess and you didn't have any of it in writing, well, you've learned a lesson.

    Regardless of whether you have a written lease, there will be statutes that has been enacted in your state, entitled "Residential Landlord/Tenant Act" or something similar. These statutes provide mandatory and permissive provisions for a residential lease in your jurisdition. The exact provisions will vary a bit between jurisdictions. Notwithstanding the foregoing, you should always have a written lease when renting out your property.


    If you have a lease, the Act will override any provisions that aren't allowed pursuant to the Act.


    You need to provide more information if you'd like some assistance. No one has any idea what your actual question is regarding what the tenant has/hasn't done to the leased premises.

    It appears that room, has also had a roof leak. The ceiling looks full of mold, and could be unhealthy for anyone to live in. I doubt the tenant caused the roof leak. It doesnt look well maintained, where we can at least see, and we have no idea what you are asking.

    Gee whiz y'all , Mr Case is just asking for a silver bullet solution to overcome effects of his poor arrangement with previous tenant . Hire a remodeling contractor, set down your expectations in writing then ask how much money you need to borrow to pay him.

    What would I do?

    Bring in 3 contractors to get bids on fixing it - floor to ceiling and the leak wherever that is coming from.

    You can buy your own tile and stuff so you can control the costs of that.

    As far as design - it's a rental - neutral, bright and easy to clean - simple.

    From the OPs idea book, looks like this was the bathroom before the tenant replaced the tub with the shower.
