Fixer upper kids bathroom

This is our son‘s bathroom that we would like to do a DIY facelift on. We think we will touch everything except the countertops. That’s definitely out of our diy comfort zone.

Anyone have suggestions on how to incorporate the counters and make the bathroom look appealing?

Our realtor said white subway tile in the tub/shower. Unfortunately, I don’t think we can touch the floors.

why is the counter not doable? i think as far as diy goes thats way easier than waterproofing and ensuring the tile work is done well.

what are you willing/able to change?

Are you selling or buying? What's the motivation for changes? It looks in excellent condition.

We are potentially going to sell and the bathroom needs to be updated. We will have a professional do the shower tile.

You can buy vanity sets with countertop, if you could extend tile down in shower remove tub and make a walk in shower?

Thank you, Karen! Not looking to remove the tub.

Remove the cabinet over the toilet. it will visually open up the space and you appear to have adequate storage available in the vanity.

Paint walls a consistent color including trim. Paint cabinets in a color that compliments and integrates the floor and tile tones - you may need to go to Urban Bronze or similar dark tone. Hey, how about a mirror and light fixture over the vanity! A shower curtain that compliments the rest of colors and looks like something a young man would like (hint: ask him). Wall art or fun photo on wall opposite the vanity would also enhance bathroom. No tile, counter, or flooring work necessary unless they are broken, etc.

If you are going to sell, do not spend money remodeling. As suggested, remove the cabinet over the toilet, paint a new wall color that matches with the lightest color in your counter. Do not spend money on re tiling tub surround. The most offending aspect to the room is the floor and if you are not going to touch that then don't bother with the tub tile surround.

IMO doing anything major is never cost effective when selling. This looks to be a n okay bathroom if no leaks leve it for the next guy . I bet no matter what you do they will change it. ROI is always what you think about when selling and IMO the price can always be a bit lower to compensate if neccessary .The best is a super clean un cluttered space .

I feel that with the vanity’s doors (even if you replace the counter), bathroom will still feel dated and a new counter and shower tiles won’t have much input in the scheme of things, including resale.

If it were me, I skip replacing the shower tile, remove the cabinet over toilet, and use your budget to replace the vanity with a pre fininished unit. New faucets, a mirror, hardware, and lightening will make a bigger difference overall.

Totally agree with feedback so far - don’t spend money just to end up with a mish mash

Y’all are amazing! We are going to leave the tile, paint the walls and woodwork, remove the cabinet and add a new mirror and kid-friendly/fun print above the toliet

With resale in mind I certainly wouldn't replace the tiles around the bathtub. I suggest you paint everything in a warm white including the vanity, install a white textured waffle weave shower curtain, replace the curtain rod with a chrome, new chrome faucet and mirror, new chrome hardware on the vanity, new vanity light. All this can be achieved at a very reasonable cost. Place a runner in front of the vanity and framed art instead of the wall cabinet.

Agreed. New chrome rods, hardware, faucet, mirror, and lights will bring a shine and sparkle that will make everything else disappear into the background. New coat of paint too. Brand new, never used, fluffy white towels from TJ Maxx or Target are my go to for staging a bathroom.

I think your room looks just fine. Personally I dont care for a wall cabinet over the toilet, but the room looks fine. I even like the floor . I cant see any advantage to doing anything more.

Hello! Here is an update. I took a lot of your great recommendations and went with an alabaster white on the walls. Did not touch the tile and put a white waffle textured shower curtain. What you can’t see from the first picture was how textured the walls were. I spent a few days sanding them down and putting drywall mud on to make flat. They look so good!

Instead of chrome, you’re putting a black round mirror, black pulls, and probably a matte black faucet.

Now we just need to figure out what artwork to put above the toilet and a bathroom rug!

Look really nice and bright now. I would leave the shower curtain open, make the room feel larger (and doesn't look like you're hiding something...). Just a few finishing touches go go!
