Would love ideas of how to maximize this space using existing furniture (and too large tv which is covering a large hole above the mantle until we can afford to redo the fireplace). Coach is L shaped but pushed against wall for now.

Currently having ceiling fixed so thought this might be a good time to change things up. All decor removed from top of bookshelves (which usually helps the scale until we can afford to get high enough built-ins).

Play kitchen to be removed.

Area is 12 x 18 feet.

Would also love future ideas for a larger reno possibly opening space up or relocating fireplace.
