Beach home built on pilings, need help with downstairs

I have recently purchased a new construction beach home that is built on pilings. A portin of the bottom is enclosed and finished out like the upstairs. This downstairs area includes a full bath and of course the stairway. The room I need advice on is roughly 27 ft by 12 ft.

I have tried to create an area where my son in laws can watch games or just hang out. I wanted to also have a foyer like area as you enter the main door downstairs. I have attached photos. Please help. The builder had completed the home and I did not pick the wall color or the floor.

show the wall at the foot of the stairs. Is it open to a utility area?

    where is the bathroom?

Is that the main entry to the home ? For me the space looks like it was used for all the stuff left over when you moved. So maybe start by deciding what stays and waht can go, The entry right now is nonexistant except for the door and a rack for coats . The TV stand looks like a dresser so wall mount the tV then a nice lower stand under it so the TV can be at ideal viewing height The sofa and chairs work but you need a coffe table end tables and lamps for sure . A too scale floor plan of that whole area would be helpful . Since there are no windows in the space it allows you to put the TV on any wall so how many seats do you need ? If this is the maon entry IMO you need a coat closet so maybe one that forms a divider wall between the seating and the entry I think the entry looks huge for no reason so the floor plan will help . To scale on graph paper with every doorway showing where thye all lead and every measurment cleraly marked posted her ein jpeg format in a comment.

I will have to have to get the floorplan and post.

In the meantime, I have added a photo of the wall at the foot of the stairs as requested. The bathroom is on the right as you enter the main entry door.

    I will add the floorplan.

I think you need a large piece of art on the wall where you have the pink bench in one photo so it is the first thing you see as you enter. The dresser with the lamp under it.

The mirror can stay where it is on the opposite wall with a bench under it.

I would move the sofa and recliners further from the TV so the sofa is centered on the niche and place a large piece of art over it centered in the niche.

I like your two separate area rugs that define each space and the one artwork in each space will help.

I would not have a bench at the foot of the stairs as a tripping hazard...slide it under the TV table or place extra large storage baskets under the table.

The ottoman would be nice as a foot rest for the sofa and the sofa needs comfy throw pillows for napping.

Bench by door for slipping off sandy flipflops.

When you say this is first level is it ground level under pilings?? That's hurricane tidal surge area where I come from so keep it simple, no precious family photos or fine art.

Shop local and beach comb for fun decor. I would replace hall tree with good peg rack topped with shelf for beach towels, hats, sunglasses etc. It could a mini mud room of white wood to match window trim or just something quirky found by the fishing pier.

If son-in-laws are College sports nuts some team posters could be colorful decor for TV area. Let the family feuds begin LOL.

I have a new question. Should I have entertainment type cabinet and shelves built in this room? Should I do it on the wall where the TV is? My daughters have each had a son and so I have 2 grandsons to entertain. Cabinets for storage and shelves for display would be great. Here are some pics. What ideas do you have?

Shelves on the TV wall will make the wall appear closer so the room does not feel so long and narrow. And the kids will have plenty of items of their own to display and store.

I love the pics of the sweet doggo!

Is this a "breakaway" area? Am assuming since it is new beach construction that it is and it is designed to break away or wash away in case of a tidal surge.
