12x12 living room/dining area layout?

last year

Hello

i just moved into a new house and i dont understand how im supposed to fit a tv, couch, accent chair, coffee table, dining table (bistro or expandable?) let alone anything else. what’s the biggest tv i can fit? does it go between the windows or the stairs? what size couch and rug? i have no clue how do fit them in a 12x12 space. i appreciate any help in advance

    Jan, I would be worried the TV would decapitate the next person walking from the kitchen . To me, it looks like the room was designed with the idea that eating would take place at the counter. If you eliminate the dining table, the living room can be very comfy with the TV between the two windows. Couch paralell tomthe stairs. Chairs in the big window alcove. For ”dining” maybe an expandable table for special occasions.

    The tv will "decapitate" no one. You don't leave it hanging out in air and it doesn't need to yank that far to see it Or put it on an easel stand at the railing and eat at the peninsula!. The couch does not work at all, parallel to stair.

    Trust me.......I tried it all ways.

    Diane either gets two comfy chairs facing a tv on the big wall, and tucks a bistro table in the window , .....or gets a different place to live.

    You try it - get a scale ruler and put it on paper : )

    You have to be able to GET to the stairs.....and even with as little as 30" to pass? It does not work

    Do you need a dining table at all? You look like a young guy how often do you dine? Maybe get a nice convertible coffee table and use that to have dinner with a couple of friends then you have lots of room for seating and use the stools for a quick bite when needed. Stroe 2 stacking chirs in a closet to work for dinne at the coffee table.. I think if a big TV is amust then a very shallow cabinet between the 2 windows and a huge TV can go ther then buy furniture that works in the sapce probably a sofa and 2 chirs if you keep those not big bulky pieces. THis is a table that would work

    It lifts up to be coffee table height and then up again for dining .

    We recommend placing a small sofa facing the wall in the first image. The TV should be mounted between the two windows, and then have an accent chair in the left corner. Behind the sofa you could do a small table, or a sofa table that acts as a table. The image below shows a similar layout to what we are suggesting. Please take note of the small sectional, accent chair, coffee table, and side table.
