Furniture arrangement for beachfront condo

Hello,

I’d love to hear your thoughts on arranging furniture in the room shown below! It’s a 1,400-square-foot condo on the fourth floor in California, boasting stunning ocean and pier views. The front of the unit is dominated by windows, offering direct access to a balcony and showcasing the breathtaking scenery. My preference is to orient the room to maximize the ocean view, but another option is to center the layout around the fireplace, with the TV mounted above it on the wall opposite the windows.

All ideas are welcome! Feel free to share your creative alternatives as well.

Thank you everyone for the comments. I will try to reply to most of them. The kitchen is behind the table opposite the balcony. We are tyring to open the kitchen up some so that it looks out onto the living room. There is currently a wall that really only allows for viewing the dining room area. If we are able to open up that wall, the TV would only be visible from the first layout where the TV is above the console.

The white bar to the left of the fireplace indicates where the hallway opens to the space. The hallway then leads to the back of the condo where the rooms and bathrooms are.

We are generally going to go with the "California Modern" aesthetic as suggested by Maureen. We are going with a light engineered wood floor with pretty wide planks in a herringbone pattern.

Don't forget that the ocean view might be very dreary after dark,especially in winter.

I always feel a bit unaccustomed. I'm used to having the balcony on the right side of the TV, and that's how it is in my house.

How the room relates to the balance of the condo is important. Post the entire floor plan. Context is key.

Given view and fireplace are opposite each other, I’d arrange furniture to accommodate both. Hopefully the fireplace can accommodate the tv in a visually appealing way. This arrangement will also allow the DR to feel more connected to the LR. If you are able to provide a picture of the fireplace, you might get some helpful suggestions.

Have you decided on an overalll feel? Modern California has an earthy, light, relaxed look and its neutral characteristics allow the view to be centre stage.

I would go with the arrangement that you have in the first picture with the tv mounted above the fireplace and the sectional as it is. You have a balcony where you can go to soak in the ocean view when you want to. A beautiful space you have there.

This should work. Counter-height dining table and chairs to see over the sectional. Swivel chairs to face any direction and with moveable lightweight "poufs".

Thanks for the info... I added a sketch. A Sectional with low rounded/padded arms make great headrests for napping or watching TV.

You might try doing a sofa with two swivel chairs instead of a sectional. A lot of times a sectional will limit seating and viewing. Below are a few of our designs with layouts that might work for your beachfront view.
