Which kitchen layout should we choose? OR suggest a new one?

Updated: Yes, we've been looking at doing this for a LOOONG time but we've also had a lot of chaos happen that has not allowed us to move forward yet...so yes same place we were as before because life just got in the way. I went through and measured everything out and attached an updated dims from my son and I measuring. I recognize that moving windows, doorwalls, adding on to the house would help but it just isn't an option so we just want to make this as functional and updated as we can. We plan to take the red highlighted wall out. i left the difficult to read layout as well to get a sense of the first floor. Thanks to everyone for any help!!! ❤️

We have lived with a battered small kitchen through our young kid and travel sports for 4 kids years (well it has gotten better now lol) and are finally ready to get our new kitchen! We cannot move doorwall or bay window due to deck and basement entry outside. The space will be taking down the Kitchen and DR room wall. The area in front of the door wall is planned to be our dining room table. It is a step down into the room to the right. Our LR will be basically another family room.We have 2 designs and want to pick the best use of optimized and functional space. We are a family of 6 with 4 tall teenagers and want to use it for entertaining as well as our future family.We haven't got much feedback from the cabinet designer our contractor requires us to use. He basically does a version of what I suggest that I have had him edit to these so far but these are NOT the final. We are supposed to pick one and then fine tune and we are trying to figure out which will work best for our long term.I can't figure out how to add pictures so I will put them in comments.Thanks for any thoughts!

    Can you share more views of each plan and include measurements? Aisle sizes will matter as will appliance layout

    Personally, I like the first - keep the people at the seating bar, away from the cooking areas. I think it's also a cleaner look, without the island in the middle, but you didn't provide actual measurements for the width of that aisle.

    If this was my home with a long-term future use my goal, I'd find another contractor who will be working for me. I'd need a functional layout. Both pictured layouts are miles away from good use of the space. This person has no idea how to design that.

    It will help everyone if you can post a full floorplan with lots of measurements, windows and doors. This is a lot of money. "We are not going to be able to work with you. This terminates your responsibilities on our project."

    A dimensioned floor plan of the existing house will be helpful.

    You need a new design, not choosing from the 2 shown.

    Red flags

    Any 'designer' who has any knowledge of current kitchen design at the professional level would not submit a plan with a double sink or an over-the-range micro.

    The space you have to work with does not lend itself to easily creating a functional kitchen.

    Others have posted the same basic plan and the answer is always the same.

    My suggestion is always to add on, and the response is always things outside would need to be moved and that's too expensive.

    not a pro but no way would I consider the 2nd plan - I don’t like how both plans ignore the bay window - it creates a really awkward space, why not just a table there?

    I would hope they would if the client asked for those things.

    In future plans, I would relocate the powder room away from the DR and kitchen….for obvious reasons.

    I like the first plan the best, but I would do away with island and put a round table in the bay area as someone suggested above. I think removing the island would open up the kitchen more and make the panty area easier to access. I also find regular dining chair more comfortable.

    I would also consider extending the wall with the stove and refrigerator to match the other side of kitchen to create a hallway to the bathroom room and stair area. It would also give you more counter space on the sides of the stove.

    You are essentially where you began, four years ago.

    You can NOT put an island in the middle of a 127 1/2" wide kitchen, so forget it right now and delete that plan above. Ten and a half feet is a galley kitchen!

    You have a contractor, who has a CABINET SELLER. Don't confuse that person with a designer, a pro.

    Your thread from 2021, middle of Covid, died after a dozen comments and no more engagement from you. Most of those echoed the feedback you are getting on this new thread.

    What I would like you to do is this:

    Take this floor plan down below:


    We can't READ the faint dimensions. BUT rather than the builder style middle of a window, to middle of a wall....

    I want you to use a tape and note every single solid wall, every single window, every opening door or no door in interior feet/inches, boldly enough for us to read. not to the "middle" of anything. For all of it. Rather a version of this



    Just print yours up above, note feet/inches, and scan,up load a jpeg in the comments.. don't begin a new thread.



    Add as many pictures of the current kitchen as you like. The more the merrier.

    There is no 50 lb kitchen that will take 100 lbs of poop, successfully.

    I see other opportunities here, but you must do some homework, and remain engaged.

    Find another contractor and designer. You need a REAL kitchen designer. If your contractor is insisting on you using their "friend" designer I would find another one to develop some good design ideas. The first is the glaring issue of a lack of a work triangle. To walk past an island to get to the stove and fridge and leaving the sink on its own. SMH Almost the worst layout I have ever seen. The second is much better but the island with seating has to go OR the wall of cabinets behind it has to go as there is not enough room for both with leaving only 3 ft on each corner. What is going in front of the patio door? Why not consider removing the patio door and moving the door to the bay window which may give you more options? Again I feel you need a real designer and contractor to look past only the kitchen and to how the house flows because paying the amount of money you are going to spend you need someone with more knowledge.

    I will repeat contractors install the cabinets a kitchen designer designs period . You need a KD NOW and IMO an independant one not a cabinet sales place As Jan said you need to some work with aplan of the space . Have you found out if you can remove a wall ? Get new contractor too ideally one who works with the new designer

    better value by far would be place the powder room door on the entry foyer side.....bump some space from laundry room and get a shower stall in there. then use the dining wall of powder room without the existing door for a coffee/ entertainment set up, I would leave the dining room w the bay window....you would consider widening the opening between dining and kitchen .. I'd remove the small closet kitchen pantry..skooch fridge a bit to the left and run long stretch of cabinets w counter from right side of fridge over into dining space a bit. once you widen the opening . the kitchen is beat up? so you have to replace? but adjustments would be my thought rather than odd things like 2 family rooms/ no dining room etc. dont wreck the house.

    you could do something like this cabinetry, serving a few purposes ..adding looks of course..... between living room and dining room opening. Big bonus as extension of the cabinetry from right side of fridge....once the tiny closet pantry is gone..... i'd see this as an improvement by narrowing the opening between living room and current dining room w this kind of detail for some of the feet across .

    You have 4 teenagers you can get involved. Have a couple use graph paper and a measuring tape to develop your accurate scaled floorplan. They may have ideas also.
