My 2nd floor layout makes no sense. Please help me redesign it!

I fell in the love with the neighbourhood and thought I could live with the floor plan. But, now I'm at my wit's end. My 2nd floor layout isn't working for me anymore and I have budget within reason to move some walls and plumbing.

Here's what I need help with:

* Relocating the laundry room. The laundry closet is too small and I was thinking of converting the small bathroom next to the primary bedroom to my new laundry room.

* Expanding the bedroom next to the primary bedroom. I would love to be able to fit a double bed in this space, but I would hate to lose my walk-in closet, which I think is already too small.

* Making the best use of the space for my daughter. I can remove the wall between the two rooms at the front of the house (losing a guest room) but I think the bedroom then becomes too big for her. But, it could also be a great bedroom/playroom/study space that she could grow into.

    Moving the laundry to the smallest bath seems very doable with plumbing already there. Need to upgrade electrical and possibly add gas line for dryer. How many bedrooms do you need? Do you have frequent guests?

    In my opinion- You have 3 bathrooms on one floor where 2 is sufficient so YES I would use the smallest bathroom next to the master bedroom for your new laundry room. There is nothing wrong with one of the front bedrooms being the guest room and giving your daughter the small bedroom as a play room which can eventually turn into a study room/office as she grows older. Sure it is not next to her bedroom but that does not matter. Loosing a bedroom will reduce the value of your home so I would not open the wall in the front bedroom to make it one. To increase the master bedroom closet space the wall to the left of the master bedroom entrace would make a great reach in closet area. Your room is long enough to accomodate that.

    All of the bedrooms seem rather small - even the master. The length is ok but 10'-10" for a master seems rather narrow. So, consolidating the two bedrooms into one does make some sense. Converting the bedroom next to the master does make some sense also but that will be a rather large laundry room.

    Nothing wrong about a large laundry from converted small bath. As daughter grows she may play sports and teen laundry, towels, etc., beg for a larger laundry area.

    you could convert the tiny bedroom into a walk in closet using free standing coat racks and dressers. You then have the closet space you need without construction and without losing the option of marketing the home as a four bedroom if needed.

    I agree that moving the laundry is a good idea and you wont miss the tiny bathroom.

    P.S. My main closet is outside my main bedroom. It is almost never an issue.

    I would move the laundry and the 2nd bath, expand one of the front bedrooms for your daughter and leaving the other as a guest room.

    Looking at jennifer’s idea, if you were to go that way, you can expand your closet at the same time.

    Aunt Thelma has the best idea, not least because it will cost nothing except for the laundry conversion and you are not moving any walls. Your daughter can have the slightly larger bedroom at the front, then the other room could be her "playroom" with a pull-out sofa bed for guests when you have them. And it's still a 4-bedroom house for resale.

    Lots of good ideas. If it were me… I would also get rid of master bathtub, (there is a tub in the other bathroom), then reconfigure master bathroom and closet for if possible to widen master bedroom.

    It is unclear how many sleeping rooms you need.

    - You want to expand Bed#4 to fit a double mattress, so that will remain a sleeping room.

    - The front Beds#2/3, one is occupied by your daughter, what is the other one for now if you want to expand your daughter's room into it?
