How to renovate Florida condo to get more seating.

Let me clarify

Island will stay as is

Counter stools are new and will stay as is

Want to utilize space and add more dining capabilities when have guests to eat or play games etc

Want to remove small glass top table with 2 chairs

I have attached a floor plan of this area. Prior owner had furniture placed in this floor plan and does not represent layout of final furniture placement. They ended up extending cabinets and counter on far right wall of this plan. This is where we store our bikes when we are not there. Someone commented on the bikes they are only there to store when we are not at the condo otherwise they are in the parking garage under the condo unit while we are there. When we leave for the season we also have to bring in the balcony furniture that consists of 2 swivel chairs. So we have to keep that in mind when placing furniture.

Side note: The last 3 pictures show the wall leading into the kitchen/living area from the foyer. We want to do a custom dry bar with beverage cooler and wine cooler under the counter and have cabinets and floating shelves. RIght now there is a wine fridge that is just temporary and a glass and silver table that was existing that I will be getting rid of. To blend this custom unit into the living area I want to put a sofa table behind the sofa to blend the jut out of the custom dry bar.

I also want ideas for the far wall to the right on this floor plan where they did extend the cabinets and counter to the window. It is such a wasted space. I was thinking of floating shelves. Right now it has glass tile on the wall. The coffee maker that is on the counter will go to the dry bar and the wine fridge on the counter will be gone also.





Id like to get rid of the smaller table and extend the seating off the island We already have purchased new counter stools so need to keep table at countet height thinking could add counter stools that slide under front island counter or a bench or counter height banquet then add a counter height table and put the existing 2 counter stools on each end of table. Looking for pictures or ideas to expand the dining off the island to create more seating. think it will utilize the space better than trying to add a 54 in table. We like to sit facing the ocean when we eat. Also sitting counter height sits us higher for seeing out.

    It’s not really clear to me what you mean - smaller stools will allow you to seat more people around the island, just keep in mind that’s not where the view is. If you remove the small table are you planning to add a long table in front of the sliding door? What does ”off the island” mean here?

    What you explain isn't clear to me either. Are the modifying your peninsula? Personally I find that a table height with appropriate chairs is more comfortable to sit on for lengthy meals than sitting on a stool.

    You need a floor plan. I, personally, don't like counter seating so you're looking at the sink, the dish soap and sponge when eating dinner. I note the counter seating doesn't face the ocean. Since, I'd probably consider demolishing part or all of the island, what else is there? Your dishwasher?


    A floor plan with measurements and how many people you seat every day and how many you seat on other occasions.

    Just put single counter stool at the peninsula end that's not in the walkway if you need someone to talk to in the kitchen.. Get rid of the other stools since they face away from the view and take up way too much space. This will give you space to float a dining table where you currently have the round table. Since you have a view, get a normal height oval or rectangular table with comfortable chairs, one at each end and 2-3 to face the view. Avoid high top seating so people don't have to climb to their meals!

    Also turn around to photograph the "missing wall" your photos don't show on the other side of the room. Note to anyone following this thread: SHOW ALL FOUR SIDES OF ANY INTERIOR SPACE OR ROOM WHEN YOU POST A DESIGN DILEMMA.

    First we need a to scale floor plan of that whole area including where you have seating no Every window and doorway marked every measurement clearly marked . Right now I have no idea what is in your head but counter height tables are never great as dining tables . When you say renovate what do you mean?

    do not add a countertop table with yet more stools. you need a long or large round table and chairs at window area to enjoy view

    Well IMO the island is the issue but if it stays then a rectangular DR table that fits in the space with some nice chairs that do not look too heavy, I would do ghost chairs and a nice table that works with the rest of the space . I am sorrt to say the stools are way too bulky looking for thta space

    IMO, the table placements made by the previous owners make sense.


    If the kitchen island has to stay, the angled sections make banquette seating facing the view impractical and will reduce the number of seats.


    OTH, the bike storage spot has fantastic views and you already have extended cabinets. Why not place the bar there with a small counter height table where 1-3 people can have meals or a drink?


    Then, instead of placing the bar near the foyer, a handsome built-in cabinet/closet could be built where the bikes can be hung inside.


    A glass dining table (not counter height) and low profile chairs with mostly open backs in front of the large sliders will help keep the view open and appreciated from other areas of the condo.


    You’ll have dining seating for at least 13 with a number of good functions at various times of the day. It’s important to remember that when it gets dark outside, the view can’t be seen anyway. The small round table can be used for coffee/drinks and card games; people at the island can interact with the cooks or swivel to chat with others; the dining table provides a place for a larger group to lounge and connect. And you still have the seating with breath taking views from the living room.
